AHS, a distinguished luxury real estate developer, is seeking a Senior Chartered Quantity Surveyor (QS) to join our expert team. This role is critical in managing the commercial and contractual aspects of high-end residential projects, ensuring value for money and effective cost control throughout the project lifecycle. The ideal candidate will bring extensive experience, strong negotiation skills, and a deep understanding of the construction industry standards and practices.
Responsibilities
~2 min read- →Cost Management & Control: Prepare and manage accurate cost estimates, budgets, and forecasts for luxury residential projects.
- →Contract Administration: Review, prepare, and negotiate construction contracts, variations, and claims while ensuring compliance with legal and company policies.
- →Procurement & Tendering: Manage the tender process, evaluate bids, and select suppliers and subcontractors to ensure best value and quality.
- →Project Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to monitor project progress and costs, providing timely advice to avoid overruns.
- →Reporting: Prepare regular financial reports and cost analyses for senior management and stakeholders.
- →Risk Management: Identify potential commercial risks and develop mitigation strategies to protect company interests.
- →Compliance: Ensure all quantity surveying activities adhere to relevant standards, legislation, and company policies.
- →Continuous Improvement: Promote best practices and continuous improvements in quantity surveying processes and systems.
- →Bachelor's degree in Quantity Surveying, Construction Management, or related field; Chartered status (MRICS or equivalent) is mandatory.
- →Minimum of 15 years' experience as a Quantity Surveyor in luxury residential or high-end real estate development projects.
- →Strong knowledge of construction contracts, procurement processes, and cost control methodologies.
- →Proven experience in contract negotiation, claims management, and dispute resolution.
- →Excellent financial management and analytical skills.
- →Outstanding communication, negotiation, and stakeholder management capabilities.
- →Ability to lead and mentor junior quantity surveyors.
- →Detail-oriented with strong organizational and time management skills.
- →Proficiency in quantity surveying software and MS Office suite.
- →Ability to work effectively under pressure and meet tight deadlines.
