## About the Role
As ATB’s next Construction Manager within People Places & Spaces (PP&S), you will report to the Senior Manager, Construction. This hands-on role is essential in the physical realization of our spaces, acting as the primary Owner’s Representative. Your goal will be to ensure each build - whether a renovation, refresh, or net-new construction - is executed with technical precision, safety, and fiscal responsibility. At ATB being client-centric is one of our core values. Understanding the users of our spaces, be it team members or clients, and how we build for each, is fundamental in what we do within the Construction & Design department.
In this dynamic role, you will oversee the construction lifecycle from pre-planning constructability and tender award through to deficiency clearance and turnover, working hand-in-hand with Project Delivery Managers to ensure alignment to our project governance. You will be responsible for managing General Contractors, 3rd party vendors (banking equipment, signage, etc.), and designers enforcing contracts, maintaining construction schedules and validating financial progress to deliver high-quality assets that protect ATB’s long-term interests.
Your technical leadership and proactive approach to constructability will be crucial in shaping project success and developing the asset. This position is critical for the seamless technical delivery of complex construction projects within PP&S and shifting it over to the operations team.
Your role in construction execution and effective vendor collaboration will drive the successful realization of our physical spaces. By ensuring excellence in quality control, safety governance, and financial management you will help align our physical environments with broader organizational goals, directly impacting the employee and client experience.
People Places & Spaces (PP&S) is ATB’s real estate and facilities business unit and leads: real estate strategy, workplace optimization & experience, spatial design, construction, project management, leasing & subleasing management, facilities management & maintenance, asset management, facility operations, occupational health & safety, and physical security.
PP&S oversees ATB’s 1.5 million square feet of space and the team is deeply connected to transforming banking through ATB’s client-facing locations, and leading the way with corporate workplace transformation, both of which bring ATB’s mandate to life and make it possible for Albertans.
## Accountabilities
* Construction Delivery & Owner’s Representative: Lead the physical execution of projects from tender to turnover, acting as the Owner's Representative to ensure work aligns with design specifications and ATB standards. This will include regular project site reviews and inspections to ensure overall project quality is met.
* Financial Control & Value Engineering: Rigorously review and validate progress draws, change orders, and site instructions, proactively identifying value engineering opportunities to mitigate costs.
* Vendor & Contractor Management: Manage the performance of General Contractors, Architects, Engineers, and contingent labour, holding vendors accountable to schedule, quality, and safety standards via CCDC contracts and/or MSAs.
* Constructability & Technical Review: Conduct thorough drawing markups and constructability reviews prior to tender to identify risks, reduce on-site changes, and ensure design feasibility.
* Strategic Partnership: Work closely with the Project Delivery Manager and Design Manager during all phases of the projects including pre-construction to ensure construction progress aligns with the overall project charter, stakeholder communications, administrative governance and project/program goals.
* Site Safety & Governance: Ensure all project sites, through Prime Contractors, maintain rigorous safe working conditions in compliance with OH&S and ATB standards.
* Project Close-Out & Commissioning: Manage technical close-out activities, including O&M manuals, as-builts, occupancy permits, and the seamless transition to Facilities Maintenance and Operations for longevity.
Continuous Improvement: Contribute to the ongoing development and implementation of best practices for construction processes within the team, promoting efficiency, and growth within our facility ecosystem.

* Documentation Excellence: Precision in managing technical documentation, including drawing sets, site instructions, and deficiency lists.
* Administrative Prowess: Excels at project administration, documentation and following process to ensure best in class governance.
* Client-Centric Mindset: Understands that the ultimate goal is to create and renovate spaces that enhance the client and team member experience for today and into the future.
Requirements
* Experience: 8+ years of Construction Management experience, with a strong preference for direct "Owner’s Representative" experience on the client side.
* Skills: In-depth knowledge of CCDC contracts and construction law basics. Working knowledge of Bluebeam (for markup/review) and AutoCAD is required.
* Education: Post-secondary degree or diploma in Architecture, Engineering, Construction Management, or a related field is required. A P.Eng, CET, or Architectural Technologist designation is considered a significant asset.
* Technical Aptitude: Proficiency with Google Suite or similar tools and the ability to quickly learn new software and systems. Experience with an IWMS platform is a benefit.
* Leadership: Demonstrated ability to lead external vendors (GCs, Consultants) and contingent labour, and partner internally to deliver projects in a secure, regulatory environment.
## Workplace Arrangement
This position has a hybrid work arrangement. Site visits will be required. Please note that this is subject to change due to business priorities.
