We offer a wide range of services to our clients, including property sales, rentals, property management, construction, and other related services. At current, bbf: is expanding the internal team, and we are looking for a Head of Services to join bbf: care, our property management and client services division


The successful Candidate will be the one who prioritizes full accountability for service quality, vendor relationships, and operational performance across the entire managed portfolio.


Location : Limassol

Reporting to : Head of bbf: care



Scope of Responsibility:

The Head of Services will own end-to-end delivery of the following services across all managed complexes:

  • Cleaning services - scheduling, quality control, supplier oversight; clear path to grow in-house extra-works revenue.
  • Gardening & landscaping - contractor management, seasonal programes.
  • Pest control - scheduled treatments, compliance, reporting.
  • Security - access control, patrol services, incident management.
  • Insurance & Claims - policy oversight, renewals, client liaison, and resolution.


Main Tasks include:

Vendor & contract management

  • Manage and develop relationships with all outsource service providers,
  • Own contracts, SLAs, and KPIs; conduct regular performance reviews,
  • Identify and onboard best-in-class suppliers; negotiate competitive terms.

Operational excellence

  • Set and maintain quality standards across all service lines,
  • Conduct regular site inspections and produce structured management reports,
  • Resolve escalations promptly; build a culture of proactive problem-solving.

Financial ownership

  • Prepare and manage annual service budgets; track actuals vs. plan,
  • Identify cost optimisation opportunities without compromising quality,
  • Develop in-house service capabilities where commercially justified.

Strategic contribution

  • Work closely with Facility Managers to ensure seamless handoff - they support the client, you provide the service,
  • Contribute to headcount planning and team structure as the portfolio scales.



Requirements for the position:

Essential

  • Proven experience managing outsource or facilities services - ideally in property management, hospitality, or real estate,
  • Strong vendor management skills: negotiation, SLA ownership, performance management,
  • Organised, structured, and comfortable owning a broad operational remit,
  • Clear communicator - able to report upwards concisely and manage suppliers firmly,
  • English proficiency; Russian - Advantage, Greek - native.

Preferred

  • Experience working in a multi-site or portfolio environment,
  • Familiarity with property or facility management platforms,
  • Background in insurance coordination or claims administration,
  • Track record of building or improving a service function from the ground up.
