Specializing in master-planned developments and principles of new urbanism, each Billingsley property signifies technology, convenience, and a vast array of amenities aimed to attract and retain tenants, residents, visitors, and employees. These amenities include art, sculpture, parks, trails, and outdoor public spaces. With over 5,000 acres in DFW, Billingsley has built 5 million SF of Commercial space, 550,000 SF of Retail, 9 million SF of Industrial, and over 10,000 units of Multi-Family. 

The Multifamily Property Manager is responsible for overseeing all aspects of a Class A Multifamily community. This position will lead operations, leasing, and Maintenance teams to ensure the highest standards are delivered to current and prospective residents. The person in this role will mentor and inspire growth amongst team members through coaching, leading by example, and empowerment.

 


Job Responsibilities:

·         Provides input regarding the success of the property by reviewing financial statements regularly and aggregates those financial success factors into forecasts, budgets, and operational analyses

·         Manages expenses in accordance with budget expectations and regularly provides a financial variance report to Regional Manager

·         Conducts reviews and feedback sessions with team members in association with career pathing conversations, performance evaluations, and 1:1 meetings

·         Secures employee retention and growth through positive mentoring

·         Responds to questions, complaints, and requests in a timely manner to promote resident retention and satisfaction

·         Approves daily pricing and inputs feedback regarding pricing recommendations

·         Achieves budgeted occupancy of community by assessing historical patterns and creating future plans of action

·         Conducts frequent property inspections of community to ensure standards of excellence are achieved. These are often done with Maintenance Leadership and Resident Services Managers.

·         Ensures the accuracy of operational and financial reports

·         Maintains strong vendor relations

·         Ensures compliance with Fair Housing Laws, as well as all community and company policies and procedures

·         Fosters strong interdepartmental relationships across company verticals

·         Monitors and stays involved in daily maintenance activities to include common area appearance, work order turnaround, CapEx projects, etc. Assesses patterns and identifies issues to report to Regional Manager

·         Controls and approves POs, invoices, and other property expenses and submits approvals in timely manner

·         Completes monthly systems audits to ensure compliance with quarterly corporate audits

·         Interprets and analyzes market data to help identify emerging trends that may impact the performance of the community

·         Performs monthly property inspections in conjunction with Regional Manager

·         Represents the company in a professional manner, exemplifying high company standards and a strong work ethic



Supervisory ResponsibilitiesAll property-level team members to include leasing, operations, and maintenance


Reports to: Regional Property Manager



Job Qualifications:

Candidates must demonstrate a combination of quantitative skills, personal motivation, and distinguished written and oral communication skills. It is strongly preferred that your background includes:


·         College degree (equivalent experience accepted in lieu of degree)

·         3+ years multifamily experience as Community Manager or Assistant Property Manager at a Class A Multifamily property

·         Familiarity with Yardi, Funnel, and Yieldstar

·         Superior communication and customer service skills

·         Excellent written and oral communication skills

·         Demonstrated ability to effectively multi-task and prioritize assignments in a dynamic work environment

·         Proven ability to develop and foster successful team relationships in a positive and motivational environment
