Senior Preconstruction Manager

Responsibilities
~1 min read- →Lead preconstruction activities for complex building programs, with a focus on budget development, estimating strategy, value analysis, and constructability input.
- →Translate early design concepts, schematic packages, and developing construction documents into clear and defensible project cost models.
- →Partner with architecture, engineering, operations, development, and construction stakeholders to align scope, assumptions, and execution strategy.
- →Review drawings, specifications, and planning documents to identify pricing risks, cost drivers, potential gaps, and opportunities for optimization.
- →Coordinate subcontractor and supplier engagement, including bid outreach, scope clarification, leveling, and comparative analysis.
- →Prepare estimate packages, planning narratives, and recommendation summaries for leadership review and key project decision points.
- →Support pre-award planning discussions related to schedule, packaging strategy, procurement timing, and delivery approach.
- →Contribute to continuous improvement efforts by refining preconstruction workflows, tools, benchmarks, and reporting practices.
- →Monitor market conditions, labor trends, and material pricing shifts that may influence project feasibility and timing.
- →Provide guidance and subject matter support to project teams throughout the planning and early execution lifecycle.
- Bachelor’s degree in construction management, Engineering, Architecture, or a related discipline, or equivalent industry experience
- At least 7 years of experience in preconstruction, estimating, cost planning, or related project development work.
- Background supporting data center, mission-critical, advanced technology, industrial, or other technically intensive construction programs.
- Strong knowledge of conceptual estimating, cost modeling, bid analysis, trade scope development, and commercial construction pricing.
- Experience working with estimating platforms and standard business software used for construction planning and reporting.
- Ability to interpret evolving design information and build structured cost assumptions in early-stage project environments.
- Strong communication and stakeholder management skills, with the ability to work effectively across distributed teams and external partners.
- High attention to detail, sound judgment, and the ability to manage multiple priorities without losing momentum.
- Exposure to sustainable design practices, energy-conscious construction, or high-performance building environments is valued.
