About the Role
~3 min read- Construction Project Management: Serve as Bluestaq’s onsite point of contact for the general contractor during our upcoming construction project. Coordinate schedules, walkthroughs, and day-to-day decisions with the COO, keep the project on track, and keep the rest of the company informed as the space comes together.
- Property Management Partnership: Build a strong, collaborative relationship with the property management provider, covering building operations, tenant relations, preventive maintenance, HVAC, plumbing, electrical, elevator service, janitorial and common-area upkeep, security and access control, fire and life safety compliance (NFPA, EHS, ADA, building code), sustainability benchmarking, CAM reconciliation, the parking garage, and exterior landscaping (including the water feature) — all delivered on time and to standard.
- Direct Facilities Ownership: Take pride in everything inside our walls — appliance repairs, fitness center upkeep, and any other workplace need outside the lease. Handle it yourself or bring in the right vendor and keep the space looking sharp.
- Financial Analysis & Reporting: Build clear, accurate budget analysis, forecasting, and variance reporting that leadership can act on with confidence.
- Budget Management: Own the operating and capital budgets, and take satisfaction in finding smart savings and cost-avoidance wins along the way.
- Vendor Sourcing & Evaluation: Evaluate vendors against real service levels, right-size the vendor mix, and build sourcing plans that include MWDBE bidders.
- RFP/RFQ Support: Team up with the Contracts Lead and Finance team to run procurement that gets Bluestaq what it actually needs.
- Workflow & SLA Management: Establish SLAs across facility operations, then keep performance running smoothly within them — aiming to beat satisfaction targets, not just meet them.
- Third-Party & Engineering Coordination: Coordinate with vendors and engineering teams to keep preventive maintenance on schedule and the building running like clockwork.
- Compliance & Auditing: Keep the facility organized, audit-ready, and in compliance, day in and day out.
- Best Practices Implementation: Run regular inspections, virtual and in-person, and use what you find to keep raising the bar on service delivery.
- Stakeholder Communication: Be the go-to person for Bluestaq leadership and the property management team. Show up, communicate clearly, and make collaboration easy.
- Cross-Functional Partnership: Team up closely with the Facilities Security Officer on access control and physical security, the Office Manager on day-to-day workplace needs, and the Corporate IT Engineering Manager on infrastructure tied to the physical space.
- Emergency Preparedness: Own building-level continuity planning, generator and backup power readiness, and disaster response, partnering closely with the Facilities Security Officer and Office Manager to keep the team prepared.
- AI-Enabled Facilities Management: Bring AI into facilities operations the way we do everywhere else at Bluestaq — building or adopting tools for predictive maintenance, automated reporting, and smarter day-to-day building operations.
Requirements

- Leadership & Communication: Strong organizational skills, with clear, confident verbal, written, and presentation abilities.
- Technical Proficiency: Comfortable in MS Office and MS SharePoint, with working knowledge of CMMS systems.
- Vendor & Operations Management: Ready to manage vendor performance during standard and off-hours, including weekends, across multiple facilities with varied needs.
- Working knowledge of real estate, telecommunications, furniture, accounting, and building systems.
- Experience managing a landlord or property management relationship in a commercial office environment.
- Bachelor’s degree in Business, Facilities Management, Engineering, or a related field and 5+ years of facilities or property management experience, OR
- Associate degree in a related field and 7+ years of facilities or property management experience, OR
- High School Diploma/GED and 9+ years of facilities or property management experience.
Clearance Requirement: This position may require the ability to obtain a TS/SCI Clearance. To be eligible for a security clearance, U.S. citizenship is required, and an employee must agree to participate in a background screen and credit check. Eligibility for a TS/SCI Clearance will be assessed as part of the onboarding process or based on programmatic needs.
