The Porter / Building Porter is responsible for maintaining the cleanliness, appearance, safety, and overall presentation of the property. This position plays an important role in creating a clean, welcoming, and well-maintained environment for residents, guests, employees, and visitors.
The Porter performs daily cleaning, janitorial, common area maintenance, trash removal, lobby support, restroom maintenance, and basic building upkeep. The ideal candidate is dependable, detail-oriented, professional, and takes pride in maintaining a high standard of cleanliness and presentation throughout the property.
The Porter works closely with the property management, maintenance, and cleaning teams to identify and address maintenance or cleanliness concerns, report building issues, and ensure the property remains safe, organized, and presentable at all times.
Sweep, mop, and maintain hard-surface floors throughout common areas.
Vacuum carpets, rugs, hallways, and other designated areas.
Clean and maintain restrooms, including sinks, toilets, mirrors, floors, and fixtures.
Clean ceiling vents, baseboards, doors, walls, and other building surfaces as needed.
Remove trash and recycling from designated areas and dispose of waste properly.
Maintain building entrances, lobbies, hallways, stairwells, elevators, and other common areas in a clean and presentable condition.
Ensure building entrances and public areas remain free of clutter, debris, and unnecessary obstructions.
Restock restroom supplies, including paper products, soap, and other necessary materials.
Monitor common areas throughout the day and address cleanliness concerns promptly.
Assist with maintaining exterior areas, entrances, sidewalks, and other assigned areas of the property.
Provide professional and courteous assistance to residents, guests, visitors, and building staff.
Support front lobby operations by maintaining a clean, organized, and welcoming environment.
Respond promptly to spills, messes, and other cleaning needs.
Assist residents and staff with basic building-related requests when appropriate.
Maintain a professional appearance and represent the company positively when interacting with residents and visitors.
Perform basic maintenance tasks, such as replacing light bulbs and addressing minor building issues.
Identify and report damaged fixtures, equipment, furniture, flooring, walls, doors, and other property concerns.
Report maintenance issues to the appropriate supervisor and assist with coordinating access for outside technicians when necessary.
Monitor repair work and communicate any concerns or outstanding issues to management.
Place appropriate safety signage, including wet floor, wet paint, and other hazard warning signs, when necessary.
Respond quickly to major spills, cleaning emergencies, and other urgent situations.
Maintain proper safety procedures when handling cleaning chemicals, equipment, and building materials.
Follow all building security, emergency, evacuation, and safety procedures.
Maintain adequate inventory of cleaning and restroom supplies.
Notify management when supplies need to be reordered or replenished.
Properly use and maintain commercial and industrial cleaning equipment, including vacuums, mops, floor machines, and other janitorial equipment.
Keep cleaning closets, supply areas, and workspaces clean, organized, and secure.
Properly store cleaning chemicals and equipment according to company safety procedures.
Follow all company, building, health, and safety policies and procedures.
Use appropriate personal protective equipment (PPE) when required.
Properly handle and dispose of trash, cleaning materials, and other waste.
Immediately report safety hazards, accidents, property damage, or other concerns to management.
Follow building evacuation procedures and emergency protocols.
Maintain a safe environment for residents, visitors, employees, and contractors.
Requirements
~1 min readPrevious experience as a Porter, Building Porter, Janitor, Custodian, Cleaner, or Maintenance Porter preferred.
Experience working in residential buildings, commercial buildings, apartments, hotels, offices, or other facilities is a plus.
Hands-on experience using commercial or industrial cleaning equipment.
Knowledge of general cleaning, janitorial, and common area maintenance procedures.
Strong attention to detail and commitment to maintaining a high standard of cleanliness.
Ability to identify and report maintenance, safety, and building issues.
Good physical condition, stamina, and strength.
Ability to stand, walk, bend, squat, climb stairs, and lift 40+ pounds throughout the workday.
Ability to work independently and prioritize daily responsibilities.
Strong verbal communication and interpersonal skills.
Professional and courteous when interacting with residents, customers, vendors, technicians, and coworkers.
Familiarity with building security and safety procedures.
Ability to work flexible schedules, including weekends and evenings, when required.
High school diploma or GED preferred.
Must be dependable, punctual, professional, and service-oriented.
Must wear the company-issued uniform while performing job duties.
