POSITION DESCRIPTION
Position Title: MAINTENANCE TECHNICIAN DIVISION: FACILITIES MANAGEMENT
Classification: NON-EXEMPT Approved By: HUMAN RESOURCES
REPORTING RELATIONSHIPS
POSITION REPORTS TO: LEAD MAINTENANCE TECHNICIAN
POSITIONS SUPERVISED: NONE
POSITION PURPOSE
Responsible for the prompt repair and ongoing maintenance of facilities, equipment, and company vehicles. Identifies, monitors, troubleshoots and repairs problems. Keeps records of work performed and completes maintenance work orders. Controls and accounts for parts and equipment inventory. Assures operation of safe and functionally sound equipment. Maintains grounds and clears parking lots. Maintains and orders supplies, and parts as needed.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
1. Assumes responsibility for maintaining equipment, facilities and vehicle maintenance functions.
a. Maintains and repairs building systems as needed.
b. Monitors equipment and performs troubleshooting for problems and breakdowns.
c. Maintains and repairs facilities including basic HVAC, plumbing and electrical systems.
d. Maintains grounds, parking lots, and driveways.
e. Provides recommendations to repair or replace poorly functioning equipment.
f. Repairs and maintains equipment in accordance with established standards, policies, and procedures.
g. Efficiently prioritizes repair schedule to ensure uninterrupted Library services when possible.
h. Conducts regular facilities inspections.
i. Performs all maintenance tasks in a safe manner.
2. Assumes responsibility for completion of related maintenance recordkeeping.
a. Keeps records of all work performed and updates maintenance work order system.
b. Controls and accounts for equipment entering or leaving the building.
c. Assists in developing a preventive maintenance schedule.
d. Completes other related paperwork and records as assigned.
3. Assumes responsibility for establishing and maintaining professional working relations and effective communication and coordination with Library staff and with management.

b. Works efficiently both individually and with a team to support the library’s mission and core values.
c. Communicates effectively using a variety of methods.

e. Provides information and assistance as needed.
f. Keeps management informed of area activities and reports major concerns or significant problems. Communicates regularly with supervisor to ensure that repairs and maintenance needs are met and efficiently coordinated.
g. Attends meetings as required.
4. Assumes responsibility for engaging in learning and development activities.
a. Continuously improves job skills through participation in various learning and training opportunities.
b. Develops and enhances computer and technology skills necessary for effective communication and job function.
c. Stays knowledgeable and informed about our library services, resources, activities, policies and procedures.
5. Assumes responsibility for related duties as required or assigned.
a. Assists in moving materials, supplies, and equipment as needed.
b. Performs building maintenance functions as needed.
c. Ensures work area is clean, secure and well maintained.
PERFORMANCE MEASUREMENTS
1. Appropriate level of work output and efficiency is maintained. Tasks are completed in a timely manner.
2. Maintenance and mechanical problems are promptly identified and resolved with minimal disruption to Library schedules.
3. Preventive maintenance is performed according to schedule.
4. Accurate records and logs are maintained. Equipment is appropriately controlled and accounted for.
5. Maintenance and repair functions are effectively completed in accordance with established quality and safety standards and Library policies.
6. Good communication and coordination is maintained with maintenance and warehouse personnel as well as management. Assistance and support are provided as needed. Management is appropriately informed.
QUALIFICATIONS
Education/Certification: High school graduate or equivalent.
At least one year of related mechanical and electrical training preferred.
Valid Driver’s License.
Required Knowledge:
- Ability to read and understand blueprints and technical reference manuals.
- A basic understanding of electrical, plumbing and HVAC systems.
- Experience Required: Two years of on-the-job experience with electrical and mechanical equipment.
- Two years general building maintenance experience.
Skills/Abilities:
- Excellent customer service skills.
- Excellent mechanical aptitude.
- Ability to work well independently.
- Ability to cooperate and communicate well with others.
- Well organized and attentive to detail.
- Good typing and basic computer skills.
- Ability to use various hand and power tools.
PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION
Positions in this class typically require: walking, standing, sitting, bending, stretching, reaching, stooping, twisting, climbing, kneeling, lifting, talking, hearing, seeing, working with heights and repetitive motions.
Medium Work: Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or negligible amount of force constantly to move objects.

WORKING ENVIRONMENT

The noise level in the work environment is usually moderate.
Frequent local travel.
