The Senior Facilities Engineer is responsible for bringing best-in-class knowledge and effort running and supporting mechanical, electrical, and plumbing equipment, and buildings on Schwab campus facilities. Facilities Engineers partner closely with the Property Managers, vendors, and other engineering staff to ensure a well-supported, safe and productive environment for Schwab employees. Facilities Engineers are the gatekeepers and stewards of our Critical Environments and systems. This opportunity is located at our campus in Phoenix, AZ.
Responsibilities

- →Responsible for keeping a safe working environment.
- →Complete all required safety trainings, take part in weekly safety moments (Toolbox talks), complete a Job Hazard Analysis (JHA) or Job Safety Analysis for every maintenance task.
- →Troubleshoot and perform advanced maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems.
- →Operation of critical facility space and infrastructure.
- →Responsible for performing routine and advanced adjustments to, and data retrieval from, BAS software to solve environmental comfort and mechanical calibrations.
- →Conduct daily rounds and readings of various building components, engineering logs and data records.
- →Perform work order administration ensuring correct and prompt information, photos and file attachments are made using the company provided CMMS system.
- →May perform general building maintenance.
- →Actively take part in incident response.
- →Responsible for working side by side with vendor partners during planned maintenance, or break-fix in an observer role or active participant.
- →Operating Engineers are expected to pass competency-based exams on equipment operation as a condition of employment.
- →Report to the Operations Manager.
- →Any other duties as directed by the Operations Manager.

Requirements
~2 min read- High school diploma or general education degree (GED) needed.
- 6+ years of related experience preferably working on Class A building campus settings, with 4+ years of critical facilities operations background.
- Comprehensive electrical systems knowledge.
- Understanding of electrical distribution and ability to interpret one-line drawings.
- Demonstrated knowledge of sequence of operations of critical equipment such as generators, transfer switches and UPS systems.
- Intermediate skills with Microsoft Office Suite.
- Demonstrated knowledge of CMMS and other standard automation normally used in modern business settings to include mobile device technology.
- Experience using small, elevated lifts and ladders for high work.
- Ability to multi-task, stay calm under pressure and understand what results are expected and the priority of the results.
- Ability to understand and interpret instructions, short correspondence, and email inquiries.
- Ability to write routine correspondence, log-notes, and status updates in work order systems.
- Ability to respond to common inquiries or complaints from co-workers or supervisors.
- Good phone etiquette and the ability to ask questions to seek understanding of problems and conflict resolution.
- Ability to solve complex problems and manage a variety of options in varying situations while keeping composure and professionalism.
- Ability to lift up to 50 pounds, climb ladders, and work in a commercial building environment where space and movement may be limited.
- Ability to work periodic overtime or take part in after-hours/weekend call out duty (as needed)
- Travel to other sites as needed to support the needs of the business with possible overnight stays (occasionally including weekends).
Requirements
~1 min read- Certifications or completed degree programs from accredited trade schools, or Mechanical vendors such as York or Trane.
- Desire to continue their education in the areas of Building Science with a focus on electrical or mechanical operations.
- Universal CFC certification needed. Electrical and or Mechanical Journeyman or Contractor License.
