Overview 

We are seeking a highly skilled and motivated Area Maintenance Supervisor to oversee maintenance operations across a portfolio of residential communities. This leadership role requires strong technical expertise, operational oversight, project management capabilities, and the ability to develop and lead maintenance teams across multiple properties. 

The Area Maintenance Supervisor will partner closely with Property Managers, Regional Managers, and onsite maintenance teams to ensure consistent maintenance standards, regulatory compliance, budget adherence, and exceptional resident satisfaction throughout the portfolio. This position serves as the primary maintenance resource for all assigned communities and is responsible for driving operational excellence, preventive maintenance initiatives, capital improvement projects, and team development. 

Key Responsibilities 

Portfolio Maintenance Operations 

  • Oversee maintenance operations across multiple residential communities, ensuring consistency in service delivery, quality standards, and operational performance 

  • Establish and monitor preventive maintenance programs to maximize asset life and reduce emergency repairs 

  • Support onsite maintenance teams with troubleshooting, technical guidance, and resolution of complex maintenance issues 

  • Conduct regular property inspections to identify maintenance concerns, deferred maintenance items, and capital improvement needs 

  • Review maintenance metrics, work order completion rates, occupancy readiness, and service standards across the portfolio 

  • Ensure all communities maintain curb appeal, safety, and operational efficiency 

Capital Projects & Asset Preservation 

  • Coordinate and oversee capital improvement projects, including roofing, paving, HVAC replacements, unit renovations, and other major property upgrades 

  • Develop project scopes, solicit bids, negotiate vendor contracts, and monitor project execution 

  • Ensure projects are completed on time, within budget, and according to company standards 

  • Evaluate property systems and recommend long-term asset preservation strategies 

Vendor & Budget Management 

  • Establish and maintain relationships with contractors, vendors, and service providers 

  • Monitor vendor performance and ensure compliance with contractual obligations and company expectations 

  • Assist Regional and Property Managers with maintenance budget preparation and forecasting 

  • Review maintenance expenditures, identify cost-saving opportunities, and ensure effective inventory management 

  • Analyze maintenance-related expenses and provide recommendations for operational efficiencies 

Leadership & Team Development 

  • Provide leadership and support to Maintenance Supervisors, Technicians, and Grounds personnel throughout the portfolio 

  • Assist with recruiting, interviewing, onboarding, and retention of maintenance team members 

  • Conduct performance evaluations and support employee development initiatives 

  • Identify training needs and facilitate technical and safety training programs 

  • Promote a culture of accountability, safety, teamwork, and customer service excellence 

Compliance & Safety 

  • Ensure all maintenance operations comply with OSHA regulations, Fair Housing requirements, EPA guidelines, SDS requirements, and applicable local, state, and federal regulations 

  • Conduct routine safety audits and inspections across assigned communities 

  • Ensure proper implementation of lockout/tagout procedures, PPE requirements, hazard communication programs, and emergency response protocols 

  • Maintain compliance documentation and support property audits and inspections 

Emergency Response & Operational Support 

  • Serve as a resource during emergency situations, severe weather events, and major maintenance incidents 

  • Participate in on-call escalation procedures as needed 

  • Support onsite teams with after-hours emergencies and disaster recovery efforts 

  • Travel regularly between assigned communities to provide operational oversight and support 

Minimum Requirements 

  • High school diploma or equivalent; technical or vocational training preferred 

  • 5+ years of multifamily property maintenance experience 

  • 3+ years of maintenance leadership experience, including oversight of multiple properties or teams 

  • Strong knowledge of HVAC, plumbing, electrical, carpentry, appliance repair, and general building systems 

  • Demonstrated experience managing capital projects, vendor relationships, and maintenance budgets 

  • Proven ability to lead, mentor, and develop maintenance personnel 

  • Strong project management, organizational, and problem-solving skills 

  • Working knowledge of OSHA standards, EPA regulations, Fair Housing requirements, and general building codes 

  • Excellent verbal and written communication skills 

  • Valid driver's license and reliable transportation 

  • Ability to travel regularly between assigned communities 

  • Availability to respond to emergency situations as needed 

Preferred Qualifications 

  • EPA Universal Certification 

  • HVAC Certification 

  • CPO (Certified Pool Operator) Certification 

  • CAMT or other multifamily maintenance certifications 

  • Experience overseeing maintenance operations for a portfolio of 1,000+ apartment units 

Physical Requirements 

  • Frequently required to stand, walk, stoop, kneel, crawl, and climb 

  • Ability to lift and carry up to 50 pounds 

  • Ability to use ladders, power tools, and maintenance equipment 

  • Ability to inspect properties and access mechanical rooms, rooftops, and confined workspaces 

  • Must be able to operate a motor vehicle and travel between properties as required
