The expected salary for this position is between $65,000 and $80,000. The actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, market and business considerations and other factors permitted by law.

The Acquisitions & Capital Markets Analyst plays an active role with many facets of the acquisitions process including underwriting, modeling, and analysis for all real estate transactions.
Responsibilities:
- Assist the Capital Markets team in underwriting and modeling cash flow projections for new acquisitions, dispositions, recapitalizations, and refinancings utilizing Argus and Microsoft Excel
- Perform financial analyses including discounted cash flows, sensitivities, investment returns, joint-venture waterfalls, and ongoing portfolio management
- Support senior management with all analytical and transactional aspects of an acquisition including underwriting, due diligence, market research, financing, and closing
- Track US retail markets to formulate market leasing assumptions and appropriate cap rates from comparable sales and market data
- Assist in the drafting and preparation of detailed investment memoranda
- Assist with the review of legal-related documents including leases, loan documents, management agreements, franchise agreements, etc.
- Manage and track the investment pipeline

Technical Skills:
- 1-3 years of experience in finance, real estate, or accounting or with similar real estate underwriting skills
- High proficiency in Microsoft Excel, PowerPoint. Argus experience - a plus!
- Basic understanding of real estate valuation methodologies including internal rates of return (IRR) and discounted cash flow analysis
- Strong analytical skills and reasoning abilities
