Set on over 2,400 sandy, secluded acres, here you will find dramatic elevation changes that highlight four distinct and diverse ecosystems: towering pines and hardwood forest, open, grassy meadows, rolling hills, and steep ravines carved by spring-fed creeks that crawl through the secluded site. Wild Spring Dunes is located in East Texas, between Houston and the DFW Metroplex, representing an escape, a destination, a place to come together in community, a home for golf and wilderness lovers alike
Your primary responsibility is to help guide and manage the residential development process at Wild Spring Dunes, working closely with our real estate sales team, development team, and resort operations. At Wild Spring Dunes, privately owned homes are an important part of our lodging offering, which means the residential program plays a critical role in both the guest experience and the long-term success of the resort.
This role is more than building homes. It is about helping deliver a great experience for our buyers, ensuring homes are designed and built in a way that fits the land and the vision of Wild Spring Dunes, and making sure each home is completed on schedule, within budget, and ready to function as part of the resort when appropriate.
You will work closely with Ownership, the real estate team, resort operations, architects, contractors, and consultant partners. In coordination with the Dream Golf Program Manager, you will help oversee the day-to-day progress of residential design and construction, while also helping create organized, consistent processes that will allow the residential program to grow in a thoughtful and scalable way.
Wild Spring Dunes is being developed as a public golf resort and refuge, with world-class golf, accommodations, and homesites set across more than 2,400 acres of sandy terrain, forests, meadows, hills, and spring-fed creeks. The goal is to create a place that feels connected to the land — an escape, a destination, and a community for people who love golf and the outdoors.
In this role, you will help bring that vision to life through the homes we build.
Responsibilities
~3 min read- →Serve as the primary point of contact between Wild Spring Dunes and residential buyers throughout the design and construction process.
- →Coordinate residential design, budgeting, construction, and furniture procurement on behalf of homeowners.
- →Work closely with Ownership, Real Estate Sales, Resort Operations, architects, contractors, and consultants to ensure projects are delivered on schedule and within budget.
- →Manage third-party vendors and contractors to ensure work is completed efficiently, cost-effectively, and in alignment with Wild Spring Dunes standards.
- →Serve as a liaison between development, operations, sales, and ownership to ensure clear communication and alignment across all projects.
- →Maintain regular on-site presence to oversee project progress, quality, and coordination.
- →Residential Project Management Responsibilities
- →Planning Phase
- →Review home designs with lot buyers and architects to ensure compliance with Wild Spring Dunes design guidelines and building criteria.
- →Develop preliminary budgets and turnkey project estimates.
- →Coordinate contractor selection, permitting, builder’s risk insurance, and construction financing if applicable.
- →Construction Phase
- →Work with contractors to develop and maintain construction schedules.
- →Track budgets and provide regular updates to homeowners and leadership.
- →Review invoices and manage monthly draw processes.
- →Coordinate decision-making between homeowners, architects, and contractors.
- →Oversee furniture, fixtures, and equipment procurement and installation.
- →Delivery Phase
- →Conduct punch list walkthroughs and ensure completion of outstanding items.
- →Finalize furniture installation and home setup.
- →Coordinate turnover of completed homes to resort operations when applicable.
- →Additional Development Responsibilities
- →Assist with budgeting, scheduling, permitting, and coordination of future residential, commercial, and infrastructure projects at Wild Spring Dunes.
- →Provide regular project status reports including budget, schedule, and key milestones.
- →Help develop standardized processes, checklists, and reporting systems for development projects.
- →Assist with implementation of the Wild Spring Dunes master plan and long-term development efforts.
- →Support coordination of infrastructure projects including roads, utilities, and site development to minimize future costs and operational disruption.
- →Planning Phase
- →Success in this role means residential projects at Wild Spring Dunes are organized, on schedule, and on budget, and that the experience for our homeowners is professional, responsive, and professionally managed from start to finish.

- →Architects, contractors, and vendors are well coordinated and held accountable to timelines and standards.
- →Project budgets, schedules, and draw processes are organized, accurate, and communicated clearly.
- →Completed homes meet Wild Spring Dunes design standards and are ready for occupancy or rental without last-minute issues.
- →Communication between development, real estate, and resort operations is clear and consistent.
- →Processes, checklists, and systems are created that make each new project more efficient than the last.
- →Problems are identified early, communicated clearly, and solved in a professional manner.
- →The residential program becomes more organized, more predictable, and more scalable over time.
- →At Wild Spring Dunes, success in this role is not just measured by building homes — it is measured by how well those homes fit into the resort, how smoothly the process runs, and the level of trust and confidence we build with our homeowners and team.
- Experience in residential and/or commercial construction management, with a strong understanding of the full project lifecycle from planning through completion.
- Ability to read and understand construction drawings, budgets, schedules, and contracts.
- Strong organizational skills and the ability to manage multiple projects, deadlines, and stakeholders at the same time.
- Clear and professional communication skills, both written and verbal, with the ability to collaborate well with homeowners, contractors, consultants, and team members.
- Working knowledge of construction methods, materials, building systems, and permitting processes.
- Experience managing project budgets, schedules, invoices, and draw processes.
- Comfort using project management and design software such as Microsoft Office, Excel, Project, AutoCAD, or similar tools.
- Ability to hold contractors and vendors accountable to timelines, budgets, and quality standards.
- A proactive, problem-solving mindset with the ability to identify issues early and help drive solutions.
- The ability to be on-site regularly and stay actively engaged with the progress of projects.
- Preferred, but not required:
- Degree in Architecture, Engineering, Construction Science, or a related field.
- Experience working in resort, hospitality, or master-planned community development.
- Experience with sustainability, land-sensitive development, or environmentally focused projects.
