Maintenance Technician

• Compensation:  Starting at $24.00 hourly (depending on experience)

• Position type: Full-time 
• This job requires a flexible schedule with varied work hours that may include weekends. 

• HVAC certification preferred
• Skilled in electrical, plumbing, appliance, painting, plaster/drywall, and lock repairs
• Able to complete apartment turns within five (5) days
• Experience with turnovers in both new and older buildings
• Must provide own basic tools
• Strong problem-solving and decision-making abilities
• Clear, professional communication with residents, vendors, and teammates
• Familiar with property management operations and basic budgeting principles (preferred)
• Valid driver’s license, clean driving record, and reliable transportation for daily assignments and on-call rotation
• Able to lift and carry up to 50 lbs independently
• Capable of climbing ladders and accessing roofs, crawl spaces, and attics as needed
• Able to stand, walk, bend, kneel, and crouch for extended periods
• Comfortable working indoors and outdoors in varying weather conditions
• Must be available for after-hours emergencies and on-call rotation
• Consistent, dependable attendance required

• →Provide exceptional service to residents, exceeding expectations.
• →Address resident maintenance and service requests promptly.
• →Identify and resolve hazardous property conditions.
• →Prepare vacant apartments for move-in within 5 days, including repairs and replacements.
• →Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.
• →Maintain grounds and ensure cleanliness.
• →Respond to emergency calls when on-call.
• →Implement cost-saving initiatives and manage budgets effectively.
• →Respond to resident requests within 24 hours.
• →Manage the service team's hours, focus, and on-call schedule.
• →Provide mentorship and coaching to team members.
• →Maintain a well-stocked maintenance shop without unnecessary spending.
• →Streamline purchasing processes for cost-effective acquisitions.
• →Perform technician and groundskeeper duties as needed.
• →Efficiently schedule vacancies for 5-day turns.
• →Assign service requests for a 24-hour turnaround.
• →Manage security deposit dispositions and attend meetings as required.
