POSITION SUMMARY

The Land Agents are governed by well-established land acquisition policies and procedures. Under the close supervision of GTC's Land & Legal Rights Coordinator, the position is responsible for conducting relatively simple to progressive negotiations with landowners to acquire the necessary property rights for the construction of electrical transmission lines and substations, and subsequent settlement of ordinary construction damages on the easement properties. This position must be able to communicate the purpose, construction, and operation of the planned transmission facility.

The incumbent will receive training and assist with the siting of transmission facilities, preparing budget estimates for these facilities, analyzing comparable sales data, researching courthouse records for property ownership, negotiating for survey permission and/or land rights, observing physical survey activities, and reviewing corresponding plats, participating in public meetings, preparing appropriate land acquisition documents, settling construction damage claims, retaining records, and closing out project files. The individual should have a functional understanding of legal provisions in standard easements and deeds.

These duties involve a large amount of in-state travel and activity with direct supervision from GTC's Land & Legal Rights Coordinator or more experienced Land Agents

Education: Bachelor's Degree in Real Estate, Management, Economics, Business Administration, or a related field.

Experience: (LA-I) Zero (0) to four (4) years of experience acquiring property rights for electrical transmission line rights-of-way and substation sites. (LA-II) Five (5) to ten (10) years of experience acquiring property rights for electrical transmission line rights-of-way and substation sites.

Equivalent Experience: (LA-I) Five (5) to ten (10) years of experience acquiring property rights, researching courthouse records for property ownership, appraising properties, conducting physical engineering surveys, and preparing plats. (LA-II) Ten (10) to fifteen (15) years of experience acquiring property rights, researching courthouse records for property ownership, appraising properties, or conducting physical engineering surveys and preparing plats.

Licenses, Certifications, and/or Registrations: Notary Public Commission, (LA-II) SR/WA Designation, Real Estate License, and Appraiser. Certification (or evidence of candidacy and constructive work towards obtaining the same) is preferred.

Specialized Skills (e.g., typing, computers, software, tools, equipment uses, etc.): Excellent verbal, written, and negotiation skills preferred. Proficient in Microsoft Word and Excel. Proficient in SharePoint. Ability to maintain professional demeanor and composure during adverse public contacts.
