Purple Land Management (PLM) is seeking an experienced Title Landman for an active land project in Sanderson, TX. If you excel at building complete runsheets, analyzing complex chains of title, and delivering audit-ready ownership reports under strict compliance guidelines, this role offers an immediate, high-impact opportunity.
 
PLM is hiring a Title Landman with proven expertise in surface and mineral title across West and South Texas. Working directly out of the courthouse in Sanderson, TX, you will execute thorough surface, mineral, and access title examinations. This role demands meticulous attention to detail to meet rigorous title standards—including deep historical chain-of-title reviews (40–60+ years), probate analysis, court record searches, and encumbrance tracking. You will work independently in local public records while maintaining close coordination with PLM project leadership.
  • Conduct comprehensive surface and mineral title research at the Terrell County Courthouse (Sanderson, TX) and surrounding local jurisdictions from sovereignty to present.
  • Examine conveyances, oil and gas leases, rights-of-way, CC&Rs, plats, tax records, and court filings to establish verified chains of title and identify encumbrances.
  • Investigate probate, estate administration, affidavits of heirship, bankruptcy records, and judgment liens affecting record title.
  • Track severed mineral and subsurface estates forward to present day, evaluating legal access and potential boundary discrepancies.
  • Build accurate, traceable runsheets, title flowcharts, and ownership reports following standardized project checklists and reviewer standards.
  • Identify title defects, missing conveyances, and unreleased liens, delivering practical curative recommendations to project leadership.
  • Minimum 3 years of hands-on experience researching surface and mineral title, including at least 1 year actively running and reporting title in West or South Texas courthouses.
  • Must be physically located in or able to work daily on-site in Sanderson, TX.
  • Proven ability to execute complete abstracting workflows, deep chain-of-title research, and complex ownership calculations independently.
  • Proficiency with digital public records databases, Microsoft Excel, Word, and Adobe Acrobat.
  • Strong verbal and written communication skills with strict adherence to daily and weekly project reporting deadlines.
  • Active membership in the American Association of Professional Landmen (AAPL) with RL, RPL, or CPL designation.
  • Juris Doctorate (JD) or Bachelor’s Degree in Energy Management, Real Estate, or related discipline.
  • Prior experience conducting title examination under right-of-way/infrastructure acquisition guidelines.
