Position Type: Full-time Independent Contractor (W-8 structure).
Hours: 40 hours per week (with 6–7 hours of West Coast overlap).
Target Start Date: ASAP.
Compensation: $2,000 – $3,500 USD / month.

We are a high-growth construction management and owner’s representative firm based in Los Angeles, California. We guide commercial real estate projects, spanning high-end retail, hospitality, office and tenant improvements, from initial lease execution to construction completion. To meet the demands of an expanding portfolio of referral-driven projects, we are adding a skilled, technical Construction Manager to our remote project management team.
As a remote Construction Manager, you will act as a primary technical authority, providing heavy project management support and ensuring rigorous oversight of general contractors (GCs), architects, and vendors. You will bridge the gap between field execution and technical compliance, ensuring that costs, schedules, and engineering challenges are managed with precision. This role requires a sharp eye for detail, project intuition, and strong commercial design-build literacy.

Responsibilities

  • Review contractor change orders meticulously against construction drawings, providing detailed comments and identifying structural adjustments where applicable.
  • Review contractor pay applications directly against the master construction schedule and on-site progress photography, providing rigorous commentary for adjustments before approval.
  • Generate estimated monthly cost projections for investor draw requests by proactively requesting and compiling cost forecasts from the GC, engineering teams, and design vendors.
  • Proactively update budgets with contracts, invoices, and change orders as they come in.
  • Create and maintain project contact and business contact lists.
  • Create ‘apples to apples’ detailed bid leveling analysis of design team and contractor proposals in an excel file.
  • Analyze incoming Requests for Information (RFIs) and product submittals to forecast potential cost impacts and construction schedule delays.
  • Proactively monitor emails and project channels to ensure critical technical queries are addressed before they impact field operations.
  • Successfully navigate engineering, design, and construction challenges directly on calls with the GC and architect when the principal is unavailable.
  • Attend and confidently lead Owner-Architect-Contractor (OAC) meetings and specialized project coordination calls in the founder's absence.
  • Capture comprehensive, highly technical meeting notes during project calls and promptly distribute them to the wider development team.
  • Assist with permit tracking/ permit application documents with City and design team.
  • Assist in creating close out matrix, distributing to contractors/ vendors, following up, and compiling and completing close out packages.
  • Assist in capturing schedule updates and updating schedule in Microsoft Project
  • Download, saving, and organizing all files in project folders

Requirements

  • Education & Background: A degree or formal background in Civil Engineering, Construction Management, Architecture, or a deeply comparable technical field.
  • Technical Blueprint Literacy: Advanced ability to read, interpret, and cross-reference blueprints, architectural layouts, and engineering drawings.
  • Must be comfortable woorking in all Microsoft Office programs – Word, One Note, and Excel. Microsoft Project not required but a bonus
  • Experience: Prior experience working with fast-track commercial tenant improvements, retail builds, or hospitality infrastructure.
  • Hours & Timezone: Full-time (40 hours/week) with flexible alignment to maintain extensive daily overlap with the US West Coast (Pacific Time Zone).
  • Soft Skills: Detailed oriented, proactive, organized, highly collaborative demeanor with the clear communication skills required to challenge general contractors and defend the owner's best interests on project calls.
