Position : FINANCIAL ANALYST/DATA ANALYST

Work Hours : 9AM – 5PM EST

Holidays : TBD

Pay Range : USD 1200 – 2000 per month

Company Overview: Real Estate Investment and Property Management firm based in the US.

Duties and Responsibilities:

• Perform data aggregation and extraction tasks.
• Conduct financial underwriting and analysis where applicable.
• Utilize financial modeling skills for forecasting and decision-making.
• Manage project quoting, vendor sourcing, and price comparison activities.
• Coordinate procurement of repair supplies for optimal cost and delivery.
• Monitor project schedules and oversee completion through punch list stages.
• Track and manage maintenance labor hours and inspections effectively.
• Identify and rectify errors in financial and operational reporting.
• Analyze expenses to identify and report inefficiencies.
• Ensure tenant compliance with contracts, such as HVAC maintenance agreements.
• Conduct thorough tenant screenings via references and social media.
• Assist in compiling evidence and timelines for legal cases related to property issues.
• Stay informed on regulatory changes and interact with government agencies as necessary.

Requirements

• 3-8 years of work experience in financial analysis, with a focus on real estate.
• Highly proficient in Excel, including advanced skills in investment modeling, IRR calculation, and macro development.
• Familiarity with real estate terminology and the ability to interpret profit and loss statements and cash flow analyses.
• Experience in developing pro forma projections and understanding Common Area Maintenance (CAM) charges for retail and industrial properties.
• Proficiency in Appfolio for property management and financial analysis.
• Strong skills in Google Workspace for collaboration and document management.
• Familiarity with Monday.com for project management and task tracking.
• Ability to follow up on tasks and initiatives promptly and independently.
• Capable of assisting in the planning and execution of process improvement initiatives.
