Maintain the performance and reliability of building systems across Allied’s portfolio. As a Building Operator, you will perform a broad range of building operations and maintenance duties to ensure our properties operate efficiently, safely and to a high standard of physical quality.
Reporting to the Supervisor, Technical Services, you will collaborate across our organization to address both the planned and unplanned operational needs of our buildings and support the continued performance of Allied’s portfolio.
Oversee and enforce service contracts, ensuring service levels are met and contractors are properly supervised on site.
Perform regular inspections, maintenance, and minor repairs on building systems and equipment, including mechanical, electrical, HVAC/BAS, water treatment, boilers, heat pumps, rooftop units, and air conditioning systems.
Complete daily and periodic equipment readings, document irregularities, and maintain accurate maintenance logs to ensure systems remain in good working order.
Respond to tenant requests, preventive maintenance tasks, and service calls in a timely manner, coordinating and documenting all work through Yardi FM.
Conduct regular interior, exterior, and roof inspections, arranging or performing repairs as required (e.g., filters and belts, lighting, plumbing, painting, drywall, housekeeping of common areas).
Coordinate and schedule approved maintenance, repairs, or replacements with subcontractors as needed.
Ensure building signage, lighting, common areas, mechanical rooms, and equipment are clean, safe, and well maintained.
Carry out and/or supervise preventative maintenance programs and collaborate with internal departments to support smooth building operations.
Assist with seasonal building operations, including snow removal, salting, landscaping, and irrigation.
Monitor and test life safety systems, including fire alarms, sprinklers, security systems, and fire protection equipment; assist with required testing and fire drills.
Ensure compliance with all applicable health, safety, security, and government regulations, reporting risks or deficiencies promptly.
Maintain accurate emergency contact lists, life safety procedures, and fire safety plans.
Support building operations budgeting, inventory management, and after-hours or emergency response as required.
Perform other related duties as assigned.
Minimum 2 years of experience in building operations, general maintenance in a commercial, retail, or industrial environment.
Minimum 2 years of experience with HVAC, Plumbing, Electrical, Fire Alarm, and other related equipment and systems.
Certificate of Building Environmental Systems: BES I & II, SMA/SMT, 4th Class Power Engineer, or equivalent.
Understanding and knowledge of the building operations, life safety, emergencies procedures, and building systems including but not limited to HVAC, mechanical, electrical, plumbing, life safety, BBN, OT.
Understanding of energy management practices, heat transfer principles and sustainability.
Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHMIS) and First Aid and CPR training.
Knowledge of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code and Electrical Safety Authority.
Ability to read and interpret plans, drawings, blueprints, and specifications (CAD advanced knowledge).
Experience in working at heights and use of booms and lifts, if applicable, would be an asset.
An assertive self-starter with the ability to work independently under minimal supervision.
Great time management skills and ability to prioritize work to deliver successful results within agreed upon time frames.
A strong communicator with a customer-focused mindset, sound judgment, attention to detail, and the ability to work collaboratively while adapting to change.
Computer literacy, including MS Office (Word/Excel).
Knowledge of Yardi FM, or other building management system would be an asset.
Willingness to work overtime to respond to emergencies and business demands.
Valid driver’s license.
