Role
Applied Materials is growing at a pace that is driving significant increases in headcount and facilities. As a result, we expect over the next five years to have the most exciting and active R&D and manufacturing infrastructure pipeline in our history. In addition to enabling this growth, Applied Materials is also in the early phases of modernizing its entire global workplace and services portfolio. The Global Workplace and Infrastructure (GWI) team is responsible for all facilities, from acquisition through operation to disposition. With a global capital budget of over $1.5B+ and operating budget of $500M+, the scale of our financial impact on the company is material. As a member of the GWI North America team, you will play an exciting and important role in our success.
The GWI Head for Arizona leads the GWI team and facility portfolio for all Arizona locations. The team is accountable for the full cycle of the assets (plan, transact, design, build and operate). Included in the portfolio are manufacturing, service and logistics sites, complex cleanroom R&D labs, as well as customer-facing offices. You will be accountable to lead capital projects that can exceed $100m.
The Arizona GWI team is growing and consists of employees and contractors today. You will be responsible to partner with business unit executives, functional subject-matter-experts (Real Estate, EHS, Security, IT, Finance, Legal, Procurement) and other stakeholders to align business requirements and common goals. It is also the responsibility of this position to drive operational plans to ensure successful execution that will translate into measurable year-over-year improvements in performance, efficiency and effectiveness.
You will be based at one of our office locations in the greater Phoenix area. The role requires travel up to 15%.
Key Responsibilities
* Work with the GWI North America leadership team, of which you will be a member, to develop and implement a multi-year plan for the lab and office real estate portfolio, including strategy, business, financial and operational planning in alignment with the GWI goals and business strategy. Ensure successful execution.
* Take a leading role in the entire life cycle of real estate and site services, spanning site selection, transactions, workplace and infrastructure design, construction project management, and facilities management operations for your portfolio.
* Manage Capital plans, annual Opex plans and forecasts, including development and implementation of cost efficiency efforts in partnership with finance and vendors.
* Apply an established framework of KPIs and other performance management techniques to drive high levels of performance of our vendors. Track their performance and provide feedback using formal review procedures. Ensure that performance issues are quickly addressed and there is an established plan for continued improvement.
* Accountable for all site operations including technical facility and equipment maintenance and operations; and workplace services including food and beverage, janitorial, reception, office supplies, etc.
* Partner with the site-specific management teams to ensure that needs and requests are understood and properly addressed to foster positive employee experience. Ensure a robust site level communications plan is in place.
* Secure alignment and decisions for GWI related strategies and initiatives.
* Willingness to challenge the status quo and drive innovations that have fundamental impacts and improvements on our ability as a function to deliver our mission at Applied Materials within your portfolio and region.
* Effectively utilize GWI guidelines, practices and leverage third parties as needed for successful delivery of office planning, facility operations management, programs and projects consistent with agreed-upon service levels and budgets. Coordinate with global subject matter experts within the GWI organization and business groups to ensure participation and compliance with GWI standards and best practices.
* Adhere to the geographic rhythm of the business to ensure synchronization with key strategies, financial, operational planning and business reviews.
* Ensure effective site/geographic area partnerships with key partner functions including IT, Procurement, Security, Finance, Legal and HR.
* Establish relationships and rhythm of engagement with business unit executives to align key priorities and plans for each site.
* Ensure that GWI complies with all statutory and reporting regulations and Applied Materials policies and controls. Maintain stringent policies regarding data integrity.
* Select, develop, and evaluate personnel to ensure the efficient operation of the function.

Experience:
* Bachelor’s degree or higher in Engineering, Finance or Business Management.
* 10+ years of experience in real estate, construction and facility operations-related fields.
* Prior experience leading multi-location organizations for a technology or manufacturing company.
* Experience with several aspects of the facility life cycle - plan, transact, design, build and operate.
* Demonstrated track record for driving continuous improvements with a view to improving facility performance and cost efficacy.
* Demonstrated experience in leading and collaborating with virtual teams in a multi-national organization.
* Demonstrated collaboration skills across own organization and support peer organizations (IT, Procurement, Security, Finance, Legal etc.) to drive and deliver exceptional service. Ability to influence cross functional teams.

U.S. Salary Range:
$172,000.00 - $236,500.00
The salary offered to a selected candidate will be based on multiple factors including location, hire grade, job-related knowledge, skills, experience, and with consideration of internal equity of our current team members. In addition to a comprehensive benefits package, candidates may be eligible for other forms of compensation such as participation in a bonus and a stock award program, as applicable.
For all sales roles, the posted salary range is the Target Total Cash (TTC) range for the role, which is the sum of base salary and target bonus amount at 100% goal achievement.
