Traveling Residential Lease-Up Specialist

Brady Sullivan Properties is seeking an experienced, results-oriented Traveling Residential Lease-Up Specialist to focus strictly on leasing and stabilize occupancy across our expanding residential portfolio.
This position is based out of New Hampshire with out of state travel required as dictated by portfolio needs. While you will support the local portfolio during lease-up phase, you will also be required to travel out of state. This will at times require living and work on-site during new property launches and future lease-ups. Future out of state areas include our upcoming properties in both Cleveland, Ohio and Southfield, Michigan, as well as any other future portfolio expansions.

Key Responsibilities

• Focus on Lease-Ups: Execute targeted leasing strategies to transition newly constructed or renovated assets from construction completion to successful stabilized occupancy.
• Manage the Sales Pipeline: Address prospective resident inquiries, lead property tours, and optimize a high percentage of lead to application conversion rates.
• Project Based Travel: Travel out of state which may also require living and working on-site for the duration of any new property launches during lease-up phase. Temporary on-site housing and on-site vehicle will be provided for certain distant properties requiring airfare travel.
• Market Analysis: Evaluate and shop local competitor markets, implement localized marketing campaigns, and adjust leasing strategies to effectively capture the rental market.
• Targeted Outreach: Boost application submissions through targeted outreach.
• Ensure Compliance: Maintain strict adherence to fair housing laws, local landlord-tenant regulations, and company operational policies.

Qualifications & Requirements

• Lease-Up Experience: A minimum of 3-5 years of residential leasing experience specifically within lease-up communities, supported by a verifiable, successful track record of meeting or exceeding high occupancy targets is required.
• Sales-Driven Mindset: Highly motivated, proactive, and focused on achieving goals. You must thrive in structured sales environments and are driven by performance milestones.
• Travel Flexibility: Must be willing to travel out of state for extended periods as required by new property launches. Current portfolio footprint includes: NH, RI, MA, CT, OH, and MI.
• Adaptability: Ability to quickly adapt to unfamiliar markets, build rapport with local communities, and work independently with minimal direct supervision.
• Background Check: A criminal background check will be required.
