Responsibilities
~1 min read- →Collaborate with site teams to stabilize vacancy and improve conversion rates by executing high-impact leasing strategies focused on closing qualified leads.
- →Analyze property-specific barriers to leasing success and implement tailored solutions to accelerate occupancy and revenue growth.
- →Conduct property visits to observe leasing activity, reinforce training, and ensure consistent application of best-in-class sales practices.
- →Partner with site teams to conduct tours. Manage follow-ups with prospects, proactively address objections, and apply closing strategies to secure signed leases.
- →Identify and escalate operational challenges or conversion barriers.
- →Perform audits of property conditions, including vacant units, common areas, and curb appeal, to ensure optimal presentation for leasing success.
- →Conduct Mystery Shops and market surveys to benchmark competitor offerings and identify opportunities to sharpen CAPREIT’s leasing advantage.
- →Share insights from market research and property audits with Pricing, Sales and Marketing teams to inform incentive structures & pricing decisions. Contribute actionable data and leasing insights.
- →Travel as needed to support leasing efforts across the Greater Toronto Area, providing short and long-term assistance to priority sites.
- →Take on additional responsibilities as required to meet changing organizational priorities and leasing demands.
Requirements

- Minimum 3 years of experience in residential leasing, real estate sales, or property management
- High school diploma or equivalent
- Experience with lease-ups is an asset
- Experience with converting leads to signed leases in competitive markets
- Proficient in MS Office; familiarity with SAP and Yardi is considered an asset
- Strong communicator with refined interpersonal, verbal, and written skills
- Experience with analytics to inform tactical decisions and optimize conversion strategies
- Detail-oriented and organized, with the ability to manage multiple priorities in a fast-paced, performance-driven environment
- Demonstrated history of sales and negotiation success
- Flexibility to work evenings and weekends as required
- Valid driver’s licence, clean driver abstract, reliable, insured means of personal transportation to and between work locations may be required for some locations
Competitive Base Salary starting between $55,000 - $60,000
