Responsibilities

The Property Technology Programs Manager is responsible for the development, implementation and enforcement of global building technology standards, programs, policies, and reporting requirements. This role ensures consistent execution and compliance across the portfolio, with strong integration into corporate governance frameworks. The Manager enables property teams, markets, and Hines investment structure to support business activities impacted by building technology operations—providing strategic guidance and driving cross-functional collaboration across Technology, Data and Operations. Additionally, this role supports on-site assessments by providing technical expertise to identify risks, evaluate compliance with established standards, and recommend improvements. Through these efforts, the position helps ensure scalable, efficient, and compliant technology operations across the portfolio. Responsibilities include, but are not limited to:

 

  • Own and drive the development, implementation, and ongoing enforcement of global building technology standards affecting Management Services operations to ensure consistency, reliability, and quality across the portfolio.
  • Lead and direct building technology strategy and execution across properties, markets, and central operations, ensuring alignment with both immediate operational needs and long-term innovation priorities.
  • Mobilize and coordinate global response efforts during emergencies, crises, and incidents by leveraging building technology platforms, services, and technical resources to ensure timely and effective resolution.
  • Establish, manage, and hold accountable global contractors and vendors to ensure performance, consistency, and adherence to organizational standards and technical requirements.
  • Execute and oversee global property-level assessments to evaluate system performance, compliance, and risk, and drive remediation actions based on findings.
  • Ensure integration and execution of building technology solutions across capital projects, from design through implementation, aligning systems with strategic objectives and operational requirements.
  • Lead execution of technology integration during asset transitions (acquisitions, start-ups, dispositions, third-party management), ensuring seamless adoption of firm standards and minimizing operational disruption.
  • Design, implement, and continuously improve global training programs in partnership with Learning & Development, ensuring teams are equipped to operate and adopt building technologies effectively.
  • Develop and elevate property and regional operations teams by actively coaching, mentoring, and embedding best practices that drive operational excellence and consistency.
  • Drive enterprise-wide adoption and execution of building technology programs, tools, and standards through close coordination with central functions and regional leadership.
  • Lead global initiatives and strategic projects addressing emerging technologies, sustainability objectives, regulatory requirements, and competitive positioning in building technology.
  • Own and deliver global reporting and dashboards on building technology performance, compliance, and innovation metrics, ensuring transparency and data-driven decision making.
  • Develop, implement, and enforce firm-wide policies and programs, ensuring alignment with business objectives and consistent execution across markets.
  • Define and manage performance benchmarks, KPIs, and data frameworks to track progress, identify trends, and drive continuous improvement at a global scale.
  • Represent and position the firm as a leader in building technology by actively engaging in industry forums, partnerships, and professional organizations while bringing external insights back into the organization.

Requirements

Minimum Requirements include:

 

  • Bachelor’s degree in Engineering, Building Technology, Facilities Management, or Architecture from an accredited institution preferred or equivalent years of direct experience required.
  • 7+ years of experience in property management, building systems, engineering services, or facilities operations, with increasing responsibility.

  • Proficiency with technology platforms like CMMS, BMS, CAFM, or digital twin solutions.

  • Expertise in building systems and smart technologies, including HVAC, BAS/BMS, lighting, access control, energy management, and IoT platforms, with the ability to support integration across global assets.

  • Strong grasp of asset lifecycle management and capital project execution, with emphasis on global standardization, sustainability practices, and compliance with technical and operational frameworks.

  • Systems-oriented problem solver with the ability to interpret technical documentation, apply engineering principles, and navigate complex, variable scenarios with limited standardization.

  • Apply an owner-operator mindset to all technology decisions by balancing operational efficiency, capital investment, risk management, and lifecycle cost optimization across assets.

  • Strong data analysis and performance benchmarking abilities to inform policy, planning, and continuous improvement efforts.

  • Proficient in using analytical tools and building technology platforms (e.g., CMMS, CAFM, BMS) to drive insights and decision-making.

  • Capable of interpreting financial reports, operational data, legal documents, and industry publications to guide strategic recommendations.

  • Excellent verbal and written communication skills, with the ability to prepare business correspondence, reports, and presentations with clarity and professionalism.

  • Confident in public speaking and stakeholder engagement, able to communicate effectively before diverse internal and external audiences.

  • Strong interpersonal skills for collaborative decision-making, policy development, and idea exchange across departments, regions, and roles.

  • Proven leadership in managing and supporting diverse, global teams, fostering a collaborative, high-performance culture through mentorship, empowerment, and clear accountability.

  • Trusted advocate and resource for team success, effectively securing organizational support, providing steady guidance in high-pressure situations, and ensuring teams are equipped to perform at their best.

  • Grounded in professional integrity and sound judgment, with a strong commitment to organizational values and the ability to navigate ambiguity and balance risk.

  • Regular virtual collaboration with cross-functional and geographically dispersed teams via video conferencing, email, and collaborative platforms (e.g., Microsoft Teams, Zoom, SharePoint).

  • Occasional domestic and international travel required to support global property teams, attend strategic meetings, vendor evaluations, or participate in special projects or training sessions.

  • Physically navigates building systems, including climbing stairs or ladders and accessing equipment rooms, as needed for inspections, emergency drills, or operational reviews.

  • Must be available outside of standard business hours to provide 24/7 support during emergencies, including on-site leadership in the event of natural disasters or critical incidents.
