Carpenter/Maintenance Representative

Overview:
Full Time Carpenter/Maintenance Representative for Condominium Management Company with properties based in Hartford, New Haven, and Middlesex Counties.

The maintenance representative is responsible for preventive, responsive, emergency and routine maintenance throughout properties managed primarily in the Hartford County region. Travel to surrounding towns may also be required. Prior property maintenance experience is preferred but not required. Individuals should be able to work independently as well as in a group setting. Applicants are expected to maintain their own set of hand tools and reliable truck or van.

Duties:

Overall maintenance of properties. Routine services include but are not limited to, painting, sheet rock repair, cleaning, siding repair, light masonry work, gutter cleaning, light bulb replacements and general carpentry.
Ensure all maintenance requests are handled in an efficient and professional manner. Provide prompt response to work orders via Smart Phone (provided by employer) email and other applications.
Be willing to work with office to discuss any questions and concerns regarding work orders and to request additional help when needed (from another maintenance representative or third party vendor).
Make arrangements/appointments with Unit Owners for unit access as needed per various work orders.
Meet with and oversee third party vendors as needed.
Respond to and handle emergency situations after hours (when on call).
Purchase supplies (with company card) when necessary using own vehicle. Arrange for delivery of supplies when necessary. Provide paid receipts with work order detail to office regularly. Maintain own records of same in the event that a purchase is questioned.
Maintain Maintenance Logs of work completed daily. Provide management with descriptions of work performed daily and track hours worked in accordance with company requirements.
Be available to staff via email and phone during business hours.
Reliable personal automobile (fully insured) and basic tools required.

Monday to Friday
On call - emergency after hours rotation

Maintenance: 1 year (Required)
Property maintenance: 1 year (Preferred)
