We partner with Engineering, Design, Networking, Operations, Procurement, Finance, Legal, and Portfolio teams to evaluate opportunities and balance speed to market, cost, technical feasibility, and execution risk.
About the Role
~2 min readThe Site Selection & Transactions Specialist reports directly to the Sr. Director, Data Center Capacity & Delivery and supports execution across the global Site Selection portfolio. You will independently manage opportunity sourcing, screening, commercial analysis, diligence coordination, and defined transaction workstreams, partnering with regional Site Selection Managers on deal strategy, negotiations, and material commercial decisions.
Day to day, you will turn incomplete information into clear recommendations and keep opportunities moving from intake through transaction documentation and handoff. You will deepen your technical data center expertise while building toward broader transaction ownership.
- Source and qualify data center opportunities through direct outreach and relationships with developers, brokers, operators, utilities, landowners, and other market participants.
- Screen powered land, powered shell, colocation, and related opportunities for location, power availability, delivery timing, scalability, commercial terms, and execution risk.
- Build and maintain commercial analyses, preliminary underwriting, total-cost comparisons, and deal summaries incorporating rent, energy costs, power usage effectiveness (PUE), escalations, capital requirements, schedule, and other material assumptions.
- Coordinate cross-functional diligence, tracking open items, dependencies, decisions, and deadlines through resolution.
- Support transaction execution from letters of intent (LOIs) and term sheets through leases and other definitive agreements, including business-term review, issue tracking, counterparty coordination, internal approval materials, and handoff to delivery teams.
- Prepare concise recommendations for leadership that explain the opportunity, economics, strategic fit, material risks, and required decisions.
- Maintain accurate opportunity, milestone, and pipeline data in Salesforce and related reporting tools to support forecasting, prioritization, and leadership visibility.
- Develop repeatable screening, underwriting, diligence, and reporting tools, including responsible use of automation and AI to improve speed, consistency, and decision quality.
- Bachelor’s degree in real estate, finance, business, economics, engineering, or a related field, or equivalent practical experience.
- At least 2 years of experience in commercial real estate acquisitions, infrastructure transactions, site selection, development, investment, lending, or a comparable transaction-focused role.
- Demonstrated experience advancing transactions through multiple stages, such as sourcing or intake, underwriting, diligence, negotiation, documentation, and closing or handoff.
- Experience building and interpreting financial models and commercial analyses in Excel, including scenario analysis and clear documentation of assumptions.
- Experience reviewing and tracking business terms in transaction documents such as NDAs, LOIs, term sheets, purchase and sale agreements, loan sale agreements, or leases.
- Experience coordinating multiple diligence workstreams and tracking schedules, risks, decisions, and action items across stakeholders.
- Ability to synthesize incomplete information, communicate recommendations clearly, and recognize when to seek guidance on material issues.
- Working experience with Salesforce or another CRM for pipeline management and reporting.
- Ability to travel as needed for site visits, diligence meetings, and counterparty engagement.
Nice to Have
~1 min read- Exposure to data centers, energy infrastructure, utilities, powered land, powered shell, colocation, or other mission-critical infrastructure, with familiarity in areas such as power, entitlements, fiber, constructability, cooling, resiliency, or delivery risk.
- Experience using process automation, AI-assisted workflows, VBA, Python, or similar tools to improve underwriting, diligence, and reporting.

The base salary range for this role is $134,000 to $179,000. The starting salary will be determined by job-related knowledge, skills, experience, and the market location. We strive for both market alignment and internal equity when determining compensation. In addition to base salary, our total rewards package includes a discretionary bonus, equity awards, and a comprehensive benefits program (all based on eligibility).
