~1 min readThe Building Services Engineer performs a full range of independent skilled trades work and related tasks as required to maintain and/or modify building heating, ventilation, plumbing, electrical, mechanical, refrigeration, air conditioning, commercial kitchen equipment, commercial laundry equipment and water systems. Incumbents in this classification may also provide instruction and lead direction to unskilled and semi-skilled assistants.
Responsibilities
~2 min readHVAC Systems Operation, Maintenance & Automation -25%
- →Operate, maintain, repair and inspect heating, ventilating, air conditioning, refrigeration and water systems and equipment.
- →Test, adjust and calibrate condensing, fire tube & water tube boilers and air conditioning machinery and mechanical, electrical, pneumatic and/or microprocessor control instruments.
- →Test and chemically treat boiler water and water from other systems.
- →Maintain, inspect, diagnose and make emergency repairs to, natural gas, water, refrigerant, air and oil distribution systems.
- →c. Respond to service requests to adjust air flow, temperature, and humidity balances for individual rooms, building areas or buildings.
- →Use features of building automation and control systems to diagnose and troubleshoot problems in the HVAC systems while optimizing energy usage.
- →Monitor building automation and control systems data and adjust systems accordingly.
- →Maintain logs of maintenance and repairs using manual and computerized record keeping systems.
- →Monitor and Adjust Swimming Pool Chemistry
Duties Specific to Assignment for Evening & Weekend Shifts – 25%
- →Acts as a first responder to campus emergencies.
- →Perform basic tasks in the plumbing, carpentry, electrical and custodial trades as required to ensure residence halls and University facilities remain operational.
- →Respond to fire alarms, elevator out of order calls, power outages, flood and other adverse conditions as required to ensure University facilities remain operational.
- →Communicates all incidents via oral and written reports.
- →Generally acts as a representative of the Facilities Management Department for a variety of requests that may occur outside of regular operating hours.
Preventive Maintenance, Service Requests & Trade Support – 20%
- →Responds to routine maintenance and service requests.
- →Determines the priority for requisitioning materials and supplies.
- →Participates in the maintenance and operations of a variety of trade shops. Consults and works with other trades workers.
- →Monitor work performed by contractors as requested/assigned by the supervisor.
- →Performs all work in accordance with established safety procedures.
- →Cleans, maintains and services tools and equipment used in the performance of duties.
- →Maintains a safe and clean work environment.
- →Provides instruction and lead directions to unskilled and semi-skilled assistants.
Commercial Equipment Maintenance (Kitchen & Laundry Systems) – 15%
- →Maintain and repair commercial kitchen equipment that includes, but not limited to: Fryers, walk-in coolers, grills, steamers and dishwashing equipment.
- →Maintain and repair campus owned commercial laundry equipment
Administrative Support, Documentation & Logistics – 10%
- Drives to and from offices/shops to job location on campus property; loads and unloads tools, materials and equipment. May pick-up emergency items from local vendors with the approval by the supervisor.
- Tracks and reports time and materials for assigned work. Maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems
- Estimates cost, time and materials for assigned projects or work requests.
- Assists in inventorying stock.
- Prepare standard reports
- Attends mandated University training courses (safety and other), meetings and other events during normal work hours and as requested.
- Utilizes University time management/absence reporting system as directed by supervisor.
- May perform any necessary functions in the event of an emergency (i.e., earthquake, fire, flood, etc.,) that can be safely performed.
Other Duties as Assigned – 5%
As listed in Classification Standards:
- Work requires thorough knowledge of low pressure boilers, heating, pneumatic, ventilating, air conditioning, refrigeration and other mechanical equipment;
- Thorough knowledge of the methods, tools and materials used in the operation, maintenance and repair of such equipment;
- General knowledge of ventilation principles, thermal dynamics, and closed water systems; working knowledge of energy management systems including the ability to understand and use system features;
- General knowledge of the applicable state and federal safety codes and regulations pertaining to mechanical and HVAC systems.
Abilities:
- Must be able to install, operate and repair HVAC equipment and systems;
- Demonstrate a high degree of mechanical skill equivalent to journey-level in one or more related trades such as plumbing, pipe fitting, electrical, or air conditioning;
- Read, interpret and work from blueprints, plans, drawings and specifications;
- Make rough sketches;
- Estimate cost, time and materials of mechanical work;
- Maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems;
- Prepare standard reports;
- Provide instruction to unskilled and semi-skilled assistants;
- Analyze and respond appropriately to emergency situations;
- Read and write at a level appropriate to the position;
- Perform arithmetic calculations as required by the position.
As related to the major responsibilities for this position:
- Mechanical skills equivalent to journey-level in one or more related trades such as plumbing, pipe fitting, sheet metal, electrical or air conditioning.
- Thorough knowledge of hydronic boilers, pneumatic and digital control systems, ventilation, air conditioning, refrigeration and other mechanical equipment.
- Thorough knowledge of refrigerant based HVAC systems including heat pumps, refrigerators and freezer
- Thorough knowledge of materials, methods, equipment and tools used in the operation, maintenance and repair of mechanical systems and equipment including electrical, low voltage, plumbing and air distribution
- General knowledge of ventilation principles, thermal dynamics, heating & cooling closed water systems & pumps.
- Working knowledge of building control systems including pneumatic, electro-mechanical, and DDC controls (programming, operation and troubleshooting).
- General knowledge of applicable building and safety codes and regulations related to mechanical and HVAC systems.
- Ability to read, interpret and work from blueprints, plans, drawings and specifications.
- Ability to make rough sketches.
- Ability to estimate the cost, time and materials of maintenance, repair and renovation assignments or projects.
- Ability to prepare standard reports.
- Ability to provide instruction to unskilled and semi-skilled assistants.
- Ability to analyze and respond appropriately to emergency situations.
- Ability to work independently with general supervision to accomplish assigned tasks.
- Ability to read and write at a level appropriate for the duties of the position.
- Ability to perform arithmetic calculations at a level appropriate for the duties of the position.
- Ability to operate and maintain all applicable tools and equipment necessary to perform skilled work.
- Ability to effectively use computers and tablets as well as basic software programs such as Microsoft Office Suite and Google Suite.
- Ability to use two-way radios or other devices for communication.
- Ability to observe safety requirements and safe work practices and methods as required including the use of personal protective equipment and fall protection gear.
- Ability to communicate effectively and work harmoniously with a wide variety of individuals.
- Ability to recognize and accommodate changing priorities, as communicated by a supervisor, in order to meet short- and long-term deadlines/goals.

Requirements
~1 min readTwo years of journey-level experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems or the equivalent combination of formal course work in mechanical technology and hands-on experience.
- Experience performing the duties described herein within a school, university or institutional environment.
- Working knowledge and experience with JCI Metasys & MUI
- Possess or ability to quickly obtain EPA 608 Certification
- Possession of a valid California driver's license and appropriate safe driving record.
