Summary

The Physical Facilities Manager is responsible for planning, directing, and maintaining all facility buildings, grounds, equipment, vehicles, and utility systems to ensure a safe, sanitary, functional, and regulatory-compliant environment for individuals receiving services. The position oversees preventative maintenance, life safety systems, environmental compliance, emergency preparedness, vendor management, and capital improvement projects.


Qualifications

The ideal candidate is an experienced facilities management professional with a strong
understanding of building systems, preventative maintenance, regulatory compliance, and life safety in a healthcare
or residential setting. The Physical Facilities Manager must demonstrate sound judgment, strong organizational
skills, and the ability to prioritize multiple projects while maintaining a safe, functional, and regulatory-compliant
environment for residents, employees, and visitors. This individual is expected to work collaboratively with
interdisciplinary team members to support quality resident care and ensure the facility always remains survey ready.

  • Minimum of five (5) years of progressively responsible experience in facilities management, building
    maintenance, construction management, or a related field, with supervisory experience preferred.
  • Experience in a healthcare, long-term care, residential care, or human services environment strongly
    preferred; experience in an ICF/IID or similar setting is highly desirable.
  • Working knowledge of HVAC, plumbing, electrical, mechanical systems, building automation, and
    preventative maintenance programs.
  • Knowledge of applicable federal, state, and local regulations related to healthcare facilities, including life
    safety, fire protection, environmental safety, infection prevention, and occupational safety standards.
  • Demonstrated ability to develop and manage preventative maintenance schedules, vendor
    relationships/contracts.
  • Strong leadership, communication, and interpersonal skills with the ability to supervise staff, coordinate
    contractors, and collaborate effectively with clinical and administrative leadership.
  • Excellent problem-solving, organizational, and project management skills with the ability to respond
    effectively to emergencies and changing operational priorities.
  • Valid Idaho driver's license with an acceptable driving record and the ability to respond to after-hours facility
    emergencies as needed.


Schedule

Work hours are generally 8:00 AM to 5:00 PM Monday through Friday with occasional evening
and weekend hours to deal with emergency situations.


Physical Requirements

Frequent lifting up to 75 pounds, climbing ladders, working in confined spaces, exposure
to weather conditions, standing and walking for extended periods, ability to respond to emergency call-ins.

2. Complete all routine maintenance
3. Maintains compliance with: Federal ICF/IID Conditions of Participation (particularly physical environment
requirements), State of Idaho licensing requirements, Life Safety Code, Fire Marshal requirements, OSHA
standards, environmental regulations, and infection prevention requirements. 
4. Complete minor repairs on vehicles and arrange for major repairs and routine maintenance with approved
vendors. 
5. Provide training to staff on fire suppression techniques, fire suppression equipment, vehicle operation,
vehicle safety, snow removal equipment, and other home maintenance items and equipment as determined
by the Executive Director.
