We are the talent partner for a privately owned Australian property group that develops, builds, and manages its assets for the long term. Their portfolio spans retail, commercial, and industrial across Sydney, and the business is in an active growth phase. Their flagship retail precinct in Western Sydney is a large, multi-format site that has gained significant industry recognition in a short period of trading and has a major expansion planned in the short to medium term.

The precinct spans multiple retail formats with a diverse tenant mix and a high public interface, and it is gaining momentum fast. What it needs is an Facilities Manager who wants to own the whole picture.

The person coming into this role owns the full FM function independently: compliance, contractor management, capital planning, financial reporting, tenant liaison, and sustainability. You build the systems, set the standards, and are the single point of accountability for how this precinct operates. The day-to-day operational demands of a live retail environment and the longer-term plan run in parallel. Both things, at the same time, every day - and for the right person, that is exactly what makes it worth doing.

Responsibilities

  • Walk the precinct daily, identify issues, and resolve them without waiting to be directed

  • Own the compliance framework end to end: life safety, WHS, building code, council and authority requirements

  • Manage the full contractor base, hold each to agreed KPIs, and act decisively when performance falls short

  • Run tenders from scope to award as contracts transition from construction-managed to owner-managed

  • Build and maintain preventive maintenance schedules across the precinct using a CMMS

  • Manage the facilities budget, track OPEX monthly, and develop the forward capital works plan

  • Be the primary facilities contact for all tenants and coordinate tenancy delivery for incoming occupants

  • Contribute to monthly board reporting across maintenance, compliance, financials, and capital planning

  • Proven FM experience with full, independent accountability for a large or complex built asset - retail or mixed-use preferred

  • Personal ownership of compliance in a multi-tenancy environment: life safety, WHS, building code, and authority requirements - end to end, not escalated upward

  • Real contractor management experience: scopes, tenders, KPIs, and the ability to make the call when someone is not delivering

  • Sound financial capability across OPEX, capital works planning, and variance reporting for a senior audience

  • Experience using a CMMS to structure and report on maintenance programs

  • Clear communicator with tenants, contractors, and senior leadership - confident in writing and credible in front of a board

  • You prefer a clearly defined and stable brief

  • You have spent your career in a large FM team with a narrow remit and significant back-office support

  • You want the role to look the same in twelve months as it does on day one

  • Full remit ownership from day one - compliance, contractors, capital planning, tenant relationships, and board reporting all sit with you

  • Direct line into senior leadership in a privately owned business where decisions are made quickly and your input is heard

  • Involvement in a significant planned precinct expansion, with exposure to live operations and major capital delivery at the same time

  • A multi-format asset with real variety across building types, tenant profiles, and operational demands

  • A close on-site team where your contribution is noticed
