SUMMARY
Resort Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of Grand Traverse Resort and Spa. The position will conduct building repairs and are responsible for cleanliness and upkeep of property buildings, offices, guest rooms, pools, facilities, equipment, & various utility systems. Maintenance Technicians complete work orders and provide quick responses, follow-through and excellent customer service to guests, residents, members, and departmental areas within the resort. Technicians report to and take directions from the engineering management team which includes Engineering Supervisors, Assistant Director of Engineering, and the Director of Engineering. In this position, you will have an opportunity to gain the needed skills to become a Tech III and give the opportunity to work towards your EPA refrigerant handling certification.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Respond to maintenance requests, assess the problem, and repair or refer the situation on to a supervisor for further action in a timely manner
Schedule appropriate downtime repairs around the use of our guests and use of the facility
Perform minor repairs and service plus assist in major repairs of HVACR and related equipment and systems which includes: (boilers, domestic hot water systems, kitchen equipment, rooftop equipment and all related mechanicals
Perform all Preventative Maintenance on above equipment which includes: (cleaning, painting, filter changing, lubrication, sanitary systems and snaking out drains
Implement electrical setups for large and small groups
Assist Tech III with running diagnostic tests on resort equipment
Learn to interpret test results and repair or recommend action to be taken
Document and log all equipment operation and service records
Assist as part of the First Response team during emergencies
Ensure repairs meet all state and local codes and are performed in a workmanship like manner
Provide leadership, guidance, and training for Tech I employees
Be responsible for the condition of all facility assigned tools and equipment including vehicles
Maintain open line of communication with supervisor
Respond to mobile radio requests using professional radio etiquette. Be responsible for the condition of personally assigned mobile radio
Maintain superior working relations with internal and external customers while providing a memorable experience
Ensure personal accountability for all work duties, assignments, and performance expectations
Lead by example by displaying a readiness to respond positively to instruction and procedures
Provide and receive feedback in a positive manner, earning respect from others by consistently displaying a positive attitude and behaviors
Ensure work is completed in a safe manner, conscious of standard operating procedures, and use of personal protective equipment

Comply with all workplace health and safety operating and reporting procedures including OSHA and MIOSHA
All other duties as assigned
EDUCATION/EXPERIENCE
18 years of age and have a High School diploma or GED
Valid Michigan driver’s license and insurable through GTRS insurance policy
Experience working with computer work order systems and Microsoft operating systems
Certified Pool Operator (CPO) certification or ability to obtain within first year of employment
General knowledge of plumbing, refrigeration, H.V.A.C. and electrical is required
2 years of experience working in a hotel, condo or institutional maintenance department is preferred

Possess effective time management skills when completing assigned tasks

Read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
Motivated with a positive attitude and perform effectively under high pressure/volume
TYPICAL PHYSICAL & MENTAL DEMANDS
Attention to detail is expected and required to maintain a Tech II classification
Must be able to work from 12 ft ladder and/or from personnel lift up to 35 feet
Utilize power tools, hand tools, electrical tools, and wiring
Ability to quickly move arms, hands, and fingers to grasp; manipulate and assemble objects, walk; sit; reach with hands and arms; climb or balance; and stoop, kneel, crouch, crawl, or stand for long periods of time
Capable of lifting up to 40 lbs
Ability to comprehend and follow directions
Effectively handle stressful and difficult situations/interactions while remaining focused and professional
Ability to see objects at close range and at a distance
Perform complex or varied tasks under deadlines and tight schedules
Ability to work productively under strict time restraints with variable deadlines; last minute requests and changes will occur at any time
Ability to maintain eye contact and engage with internal and external guests in a courteous and professional manner

WORKING CONDITIONS
Regularly exposed to moving mechanical parts and possible risk of electrical shock
Working on roof or buildings, off extension ladders, personnel lift and other high places
Frequently exposed to high and precarious places, vibrations, and adverse weather conditions
Ability to work in a fast-paced environment in a safe and productive manner
Practice safety policies, procedures, and standards set by OSHA and/or MIOSHA
Employee parking proximity to resort entrance varies season to season due to business volume
Flexible schedule, at times may need to be willing to adjust and work evenings, weekends, and an occasional holiday
