Facilities Manager - Quincy, MA

We are seeking an experienced Maintenance Facilities Manager to oversee maintenance operations for a large luxury apartment community in Quincy, MA.

This is a hands-on leadership position. The Maintenance Facilities Manager will supervise and direct a team of approximately five+ maintenance technicians while remaining actively involved in troubleshooting, repairs, inspections, quality control, and maintaining the high standards expected at a luxury residential property.

The successful candidate will be an experienced maintenance professional who is equally comfortable managing people and getting involved in the work when needed.

• →Supervise, schedule, and provide daily direction to approximately five+ maintenance technicians.
• →Maintain a high level of resident service, responsiveness, and professionalism appropriate for a luxury apartment community.
• →Remain hands-on with maintenance operations, assisting with troubleshooting and repairs involving plumbing, electrical, HVAC, carpentry, and other building systems when necessary.
• →Monitor technician performance, workmanship, productivity, and completion of work orders.
• →Provide QA/QC oversight of property maintenance and completed repairs.
• →Manage preventive maintenance programs for major building systems and equipment.
• →Prepare monthly maintenance reports covering building systems, repairs, inspections, preventive maintenance, regulatory compliance, and outstanding maintenance issues.
• →Manage capital improvement and major repair projects, including preparation of scopes of work, obtaining at least three competitive bids, contractor selection, contract preparation, scheduling, and project oversight.
• →Maintain inventory and accountability for tools, equipment, and other company assets valued over $1,000.
• →Ensure safe work practices and the efficient use of maintenance personnel, materials, equipment, and outside contractors.
• →Participate in the recruiting, interviewing, hiring, training, and development of maintenance technicians.
• →Conduct regular property and building inspections to identify maintenance, safety, and appearance issues before they become larger problems.
• →Coordinate and oversee outside vendors and contractors.
• →Maintain accurate maintenance records using Yardi Voyager.
• →Respond to emergency maintenance situations when required, including occasional weekends and holidays.
• →Travel to other company properties as needed.

• Prior experience as a Maintenance Manager, Maintenance Supervisor, Service Manager, Facilities Manager, or similar supervisory position, preferably within residential property management.
• Demonstrated experience supervising and developing maintenance personnel.
• Strong hands-on knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance.
• Ability to troubleshoot problems and make sound decisions regarding whether work should be completed internally or by an outside contractor.
• Experience managing contractors, obtaining competitive bids, developing scopes of work, and overseeing capital projects.
• Strong organizational, communication, and interpersonal skills.
• Professional appearance and demeanor with a strong commitment to resident and customer service.
• Experience with Yardi Voyager preferred.
• Valid driver's license and good driving record.
• Ability to travel between company properties when required.
• Must be available for emergency situations, including occasional weekends and holidays.
