We're in search of a committed Assistant Community Manager to join Bella Vista Apartments, a 170-unit affordable housing property in San Diego, CA. This role is pivotal in ensuring smooth day-to-day operations, compliance with Section 42 (IRS) and/or Project-Based Section 8 (HUD) regulations, and nurturing a supportive living environment for our residents.   • Compliance Management: Ensure compliance with Section 42 (IRS) and Project-Based Section 8 (HUD) regulations, including annual recertification processes, income verification, and lease compliance.
  • Financial Oversight: Manage rent collection, budgeting, and expense tracking to maintain the financial health of the community.
  • Resident Relations: Cultivate positive relationships with residents through effective communication, conflict resolution, and community engagement initiatives.
  • Property Maintenance: Oversee maintenance operations to ensure timely repairs, preventative maintenance, and adherence to safety standards.
  • Leasing and Occupancy: Coordinate leasing activities, including marketing vacant units, conducting property tours, and processing lease applications.
  • Reporting and Documentation: Maintain accurate records, reports, and documentation related to compliance activities, resident files, and property maintenance.
  • Team Leadership: Supervise onsite staff members, including leasing agents, maintenance technicians, and administrative personnel, to ensure efficient operations and exceptional service delivery.
  • Experience: Minimum of 4 years of property management experience, with at least 2 years in a Community/Property Manager role focusing on affordable housing and familiarity with Section 42 (IRS) and Project-Based Section 8 (HUD) programs.
  • Knowledge: Strong understanding of Fair Housing Practices, tax credit, and HUD compliance requirements.
  • Resident Interaction: Proven experience in effectively communicating and interacting with diverse resident populations.
  • Customer Service Experience: Previous experience in a customer service-oriented role, particularly in property management or hospitality.
  • Background Check: Successful completion of background and drug screenings.
  • Nice to Haves: Relevant certifications such as Certified Apartment Manager (CAM) or Tax Credit Specialist (TCS) are beneficial.
  • Location: Onsite at our office on 4742 Solola Avenue, San Diego, CA 92113.
  • Hours: Full-time, 8 hours per day, not eligible for overtime.
  • Physical Effort: Mostly sedentary role, with occasional standing, walking, and ability to carry up to 10 pounds.
  • Travel: No travel required
