Morgan Properties is excited to announce an opportunity for a Regional Manager overseeing eight communities in the Cincinnati market.
This high-visibility role drives operational and financial performance, resident experience, and team development across established assets and recent acquisitions.

Position Summary
The Regional Manager leads a complex, multi-site portfolio with responsibility for consistent operational execution, financial performance, and continued asset stabilization.
Success requires sound judgment, disciplined follow-through, and the ability to develop capable leaders while providing hands-on support when needed.
Essential Responsibilities
Team Development & Leadership
Coach and develop Property and Service leaders through clear expectations, regular follow-up, and real-time feedback
Build confident, independent leaders while recognizing when additional direction, hands-on coaching, or onsite support is needed
Create a positive, energetic, solutions-focused culture that celebrates wins, builds trust, and encourages leaders to raise issues early
Lead hiring, performance management, succession planning, and staffing strategies across the portfolio
Operational & Portfolio Management
Oversee performance across eight communities, including occupancy, collections, service, staffing, resident experience, and operational execution
Guide integration and stabilization by creating structure, setting priorities, establishing ownership, and maintaining disciplined follow-through
Maintain regular onsite visibility, anticipate barriers, and intervene before issues escalate
Lead effectively through site leaders and coordinate resources across the organization
Financial Management
Own portfolio budgeting, forecasting, variance analysis, NOI performance, and management of controllable expenses
Analyze financial and operating trends, identify performance gaps, and translate insights into clear action plans
Develop financial acumen within portfolio leaders so they understand property performance, business drivers, and operational impact
Leasing & Marketing Strategy
Strengthen occupancy, collections, competitive positioning, and leasing performance in partnership with support departments
Adjust strategies based on market conditions, resident experience, and the needs of established and stabilizing assets
Risk, Compliance & Maintenance Oversight
Ensure compliance with company policies and regulatory requirements
Partner with regional and corporate counterparts on maintenance strategies, capital priorities, and property stabilization
Support emergency response and operational continuity as needed
What We’re Looking For
3-5 years of Regional Manager experience.
Demonstrated success leading a large or complex operation across financial performance, occupancy, collections, service, staffing, and resident experience
Strong acquisition, integration, and stabilization experience, with the ability to create structure and lead through competing priorities after closing
Strong financial acumen, including budgets, variance analysis, forecasting, NOI, and controllable expenses
Proven people developer who coaches effectively, sets clear expectations, follows up, and builds stronger leaders
Positive, energetic leadership style that builds trust, accountability, and an engaged team culture
Comfort leading through change and competing priorities
Strong communication and cross-functional partnership skills
Organized, proactive, and disciplined, with strong ownership and follow-through
