The Senior Project Manager (SPM) of Planning, Design and Construction, reporting to the Senior Director or Director of Construction, monitors every phase of assigned construction projects from inception to occupancy, primarily in the health care environment.

1.Oversees the design, construction and renovation of construction projects throughout the medical facilities. Develops and maintains project cost reports and schedules. Prepares construction status reports and monitors and updates construction schedules. Coordinates and ensures the smooth operation of all relocation and renovation projects.

2.Negotiates and administers the bidding and awarding of contracts with vendors and suppliers. Conducts financial analyses and prepares reports estimating the cost of construction projects and renovations. Identifies and resolves all budget problems with construction and renovation. Manages purchase orders, makes necessary changes. Reviews and recommends approval of invoice payments.

3.Coordinates with architect and engineering consultants to assure the optimal functioning of building systems and designs. Reviews drawings and contracts and provides input, recommendations and approval of same.

4.Coordinates with contractors, end-users, and any other relevant department throughout the duration of the project to insure optimal operations are maintained.

5.Evaluates, identifies and implements new ideas, technologies or process improvements to increase organizational efficiencies and cost savings.

6.Monitors and implements the Mount Sinai Medical Centers quality control program. Monitors construction of work ensuring that timetable is maintained and that work conforms to design and operational standards and requirements. Reviews and consults with architects and engineers regarding safety issues on new projects.

7.Monitors the preparation of all drawings and specifications to ensure standards are met. Leads constructability reviews.

8.Coordinates and implements relocation plans of departments, programs, staff, patients, etc.

9.Conceptualizes projects, prepares feasibility studies and develops RFPs for hospital administration. Develops space programs, designs fit plans to meet the needs of user departments.

10.Coordinates the activities of outside architectural and engineering design consultants on larger projects

11.Manages the A/E team, prepares cost estimates, prepares Certificate of Need documentation, as well as being the liaison between the consultants and user groups

Ensures that the A/E team is meeting all regulatory requirements and that the budget and schedule are adhered to

12.Monitors the progress of moderate to difficult construction relative to schedule, cost and quality. Effectively monitors contractors safety management program including PPE, ILSMs and ICRA. Effectively monitors activities of construction schedule as the Owners representative

13.Minimizes the disruption to hospital patients, staff and service due to construction

14.Reviews bid documents, drawings and coordinates pre-bid activities. Conducts periodic project management meetings with architectural and engineering consultant, contractors, subcontractors and user clients

15.Makes timely decisions in the field as unexpected conditions arise. Monitors contractors performance for compliance with plans and specifications and applicable codes

16.Reviews and approves applications for payment, change orders and purchase requisitions. Schedules shut down, tie-ins and in-house activities with Engineering

17.Coordinates with Architect and Users on furniture and finish selections. Coordinates and schedules work with other departments. Coordinates move-in activities with user departments move coordinators. Maintains complete project files through project close out.

18.Informs supervisor of status and issues of construction projects. Examines construction work, reports findings, follows up with corrective work and prepares and monitors punch lists.

19.Responsible for managing costs to budget using standardized finance report

20.Other duties as assigned

  • Bachelors degree, preferred in architecture (MS preferred)
  • 10+ years experience with emphasis on health care design and construction.
  • Should have the capabilities to run a construction project, if required.
  • Autocad experience a plus.
  • Valid NYS architecture registration or professional engineering license preferred

The salary range for the role is $135,933.00 - $200,000.00 Annually. Actual salaries depend on a variety of factors, including experience, education, and operational need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
