THE OPPORTUNITY
Margaritaville Resort Orlando is seeking a Facilities Manager to lead the maintenance, repair, safety, and operational readiness of one of Central Florida's premier resort destinations. This role serves as the operational backbone of the property, ensuring that guest accommodations, public spaces, building systems, amenities, and grounds consistently meet the highest standards of safety, functionality, and presentation.
You will oversee a diverse team of maintenance technicians, public area attendants, pool technicians, and vendor partners while managing preventive maintenance initiatives, capital repair projects, contractor relationships, regulatory compliance, and facility performance across the resort. This is a hands-on leadership role for a facilities professional who can balance long-term planning with immediate operational execution in a fast-paced hospitality environment.
WHAT YOU'LL OWN
Facility Operations & Maintenance
- Lead all resort maintenance, repair, and preventive maintenance programs across buildings, pools,grounds, infrastructure, and amenities.
- Ensure all mechanical, electrical, plumbing, fire/life safety, and related building systems operate efficiently and reliably.
- Oversee maintenance scheduling, repair projects, renovations, warranty administration, and asset preservation initiatives.
- Maintain facility readiness and respond effectively to operational and emergency maintenance needs.
Safety, Compliance & Risk Management
- Ensure compliance with all applicable federal, state, county, and local health, safety, and building regulations.
- Manage emergency preparedness procedures, safety protocols, and security-related facility initiatives.
- Lead monthly safety meetings and reinforce best-practice standards across departments.
- Partner with leadership to maintain a safe environment for guests, associates, and contractors.
Vendor & Contractor Management
- Direct relationships with contractors and service providers, including electrical, landscaping, pest control, waste management, security, pool, and fire-life safety vendors.
- Monitor vendor performance, scope execution, service standards, and contract compliance.
- Coordinate contractor access, construction projects, renovations, and facility improvement initiatives.
- Identify opportunities to improve efficiency and reduce ongoing maintenance and repair costs.
Property Appearance & Quality Standards
- Maintain exceptional cleanliness, presentation, and operational standards throughout all public areas, guest-facing spaces, offices, back-of-house areas, pools, and grounds.
- Conduct routine inspections to ensure resort facilities consistently exceed guest expectations.
- Develop and manage quality control processes to drive superior maintenance and housekeeping standards throughout the property.
- Team Leadership
- Lead, coach, schedule, and develop maintenance personnel, pool technicians, and related team members.
- Manage recruiting, hiring, training, performance management, corrective action, and succession planning activities.
- Conduct timely performance evaluations and support ongoing professional development for all facilities team members.
- Foster a culture of accountability, safety, teamwork, and operational excellence.
Financial & Administrative Management
- Manage departmental payroll, labor scheduling, inventory controls, and operational budgets.
- Oversee maintenance inventory, tools, equipment, fleet operations, and asset management programs.
- Review, code, and approve departmental invoices and vendor expenditures.
- Partner with the Director of Facilities to identify cost-saving opportunities while maintaining service standards.
Cross-Functional Partnership
- Collaborate closely with Food & Beverage, Sales, Events, and Resort Operations leadership to support operational planning and event execution.
- Participate in facility-related development initiatives involving MEP systems, low-voltage infrastructure, maintenance operations, and housekeeping functions.
- Serve as a trusted operational partner in maintaining resort-wide service excellence.
WHAT YOU BRING
- Minimum five years of progressive facilities management experience within a resort, hotel, hospitality, or multi-building environment.
- Strong working knowledge of commercial mechanical, electrical, plumbing, and life-safety systems.
- Experience leading maintenance teams, contractors, and facility improvement projects.
- Proven ability to manage multiple priorities while maintaining high operational standards.
- Proficiency with Microsoft 365, Microsoft Teams, and computerized facilities management systems.
- Ability to interpret facility, engineering, civil, site, and MEP drawings and plans.
- Excellent communication, organizational, and problem-solving abilities.
- Strong leadership presence with the ability to motivate teams and drive accountability.
- Willingness to lead from the front and actively support day-to-day operations when needed.
NICE TO HAVE
- Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification.
- CPR, First Aid, and AED certifications.
- Facilities Management Professional (FMP) designation.
- Certified Facility Manager (CFM) certification.
- Experience supporting large-scale resort, mixed-use, or hospitality properties.
- Knowledge of capital planning, construction management, and resort development projects.
