Summary
The Associate Vice President, Leasing (AVPL) is a key Realterm Airport Infrastructure team member, responsible for planning and executing all facets of revenue generation through leasing, as well as leading relationship management with key customers (tenant and airport contacts) to understand market dynamics and surface capital placement opportunities, including ground lease extensions, acquisitions and developments. The position will have responsibility for individual property level and overall regional financial performance, including oversight of Revenue, TI’s, LC’s, and other key property level metrics to determine asset value. The position will work collaboratively with the RALP Airport Affairs team, the Realterm property management team, the legal and contract management department, and the analysts to execute the regional portfolio’s budgeting and overall strategy for leasing and outreach as Realterm Airport Infrastructure’s market lead.
The goal is to maximize the company’s revenue and cash flow, market share growth and return on equity, as well as assist in portfolio growth through the identification of new acquisition and development opportunities. The AVPL will seek to create value by developing and maintaining strong working tenant and airport authority relationships and a complete understanding of all market dynamics. Essential Duties and Responsibilities
Communicating broadly across the Airport Infrastructure team, encouraging the sharing of industry, transactional, leasing and operational insights through active use of the Realterm CRM, including the coaching and assistance of developing team member’s use of the system
Cultivates relationships and aggressively sources prospective leads/tenants to fill unoccupied space and renew expiring space
Qualifies prospective tenants and proposed uses
Prepares leases, negotiating terms and closing new and renewal leases
Obtains financial information, references and background on prospective customers
Coordinates build-out with construction and move-in with property management
Initiates personal relationships with key customers and national accounts and monitoring their requirements
Analyzes submarket supply/demand characteristics and the needs of the company’s existing assets and proposed developments in those submarkets
Prepares annual marketing and leasing plans
Manages multiple projects in multiple markets simultaneously
Positions the company in the “information flow” so that the company is on the front line for new leasing, development and/or acquisition opportunities
Drives relationships with key corporate real estate decision-makers/representatives to anticipate needs and provide solutions on leasing challenges depending upon the mandate and customer
Develops strong partnerships and customer service relationships with customers and corporate real estate executives that impact the regions
Identifies opportunities or risks to future performance and makes recommendations to capitalize or mitigate such potential events
Attends and participates in industry conferences
Identifies and supports potential ground lease extension, acquisition, and development targets

Education and/or Experience
Bachelor’s Degree in Business Administration or a related field
5 years of experience in the leasing of industrial and office/flex properties with a proven track record of success
Strong analytical, technical, interpersonal skills required
Proficiency with Microsoft Office applications required
Work Environment
The position will work in a general office setting and may require travel, up to 40% of time annually, to remote office locations based on organizational/business needs.
Physical DemandsMust be able to remain in a stationary position for most of the workday, sitting at a desk, consistently operating a computer. Must be able to travel and fly on airplanes (within the United States and Canada) for meetings with clients and occasional industry conferences. The person in this position must be able to access file cabinets and office machinery (to include a computer, copier, and fax machine). On occasion, may need to lift boxes of up to 10 lbs.
