Facilities Maintenance Lead-Kansas City, KS

Job Objective: Serves as the senior hands-on maintenance resource for the Kansas City Citadel campus. Under the direction of the Business Administrator, coordinates daily maintenance work, provides technical guidance, performs repairs and preventive maintenance, and helps maintain safe, functional, and inspection-ready facilities, grounds, equipment, and systems.

Essential Functions:

Maintenance Coordination and Work Orders

• Serve as the day-to-day working lead for maintenance staff under priorities and standards established by the Director of Administration; coordinate assignments and monitor completion.
• Maintain accurate work-order, preventive maintenance, inspection, asset, labor, materials, and repair records in the Corps' facilities management system.
• Review completed work for quality, safety, completeness, and documentation; identify deficiencies requiring correction or escalation.
• Provide hands-on technical guidance and job-specific instruction to maintenance staff on repair methods, equipment use, preventive maintenance, and safe work practices.
• Perform skilled maintenance and repair work and assist with complex or priority assignments.
• Provide status updates on urgent, overdue, recurring, or deferred maintenance needs and recommend preventive or corrective action.
• Coordinate on-site activities of approved contractors and service technicians; monitor work and report performance, quality, safety, or scope concerns to the Director of Administration.

Preventive Maintenance and Inspections

• Carry out established preventive maintenance schedules for campus buildings, grounds, equipment, and systems.
• Conduct and document assigned facility, equipment, and emergency-system inspections in accordance with applicable requirements and TSA standards.
• Address maintenance items identified through inspections or escalate them for action.
• Perform seasonal maintenance, including filter changes, HVAC support, weather preparation, and other scheduled tasks.

Property Upkeep and Repairs

• Perform or coordinate routine repairs involving carpentry, plumbing, electrical, HVAC support, mechanical systems, fixtures, furnishings, doors, locks, and lighting within skill and authorization levels.
• Help maintain the cleanliness and appearance of facilities, exterior areas, and maintenance spaces.
• Maintain tools, equipment, and work areas in safe operating condition.
• Maintain accountability for maintenance tools, parts, materials, and supplies; monitor inventory and report replenishment needs.
• Support painting, floor care, unit turnover, and other restorative work as assigned.

Grounds and Seasonal Operations

• Perform and coordinate grounds and seasonal maintenance, including mowing, debris and weed control, snow/ice response, and correction of slipping hazards.
• Monitor routine trash service and report service issues.
• Monitor approved grounds, snow-removal, and other maintenance contractors and report performance concerns.

Mechanical/Electrical/Plumbing

• Monitor plumbing, electrical, HVAC, mechanical systems, and equipment; report conditions requiring vendor or capital intervention.
• Ensure assigned routine service tasks are completed according to schedules, codes, manufacturer requirements, warranties, and service agreements.

Safety and Risk Management

• Follow safe work practices and required training; promptly report injuries, hazards, property losses, and unsafe conditions according to policy.
• Maintain assigned MSDS/SDS documentation and proper storage of maintenance and cleaning supplies.
• Support Safe from Harm facility compliance and emergency-preparedness requirements.
• Respond to assigned after-hours facility emergencies and escalate significant conditions to the Director of Administration and Corps Officers.

Miscellaneous

• Attend meetings and training as requested or assigned.
• Assist with pickup/delivery, facility setup, moves, special events, and seasonal activities as assigned.
• Perform other duties as assigned.

Minimum Qualifications:

Education: High school diploma or equivalent required; vocational or technical training in building trades preferred

Experience: Three (3) years of progressively responsible building maintenance, construction, property maintenance, or related trade experience required; five (5) years and prior lead-worker experience preferred

Certifications/Licenses: None

Skills/Abilities:

• Working knowledge of building maintenance and repair, including plumbing, HVAC, electrical, carpentry, and mechanical systems.
• Proficiency in the safe use of hand and power tools and building-maintenance equipment.
• Ability to read and understand work orders, schedules, manuals, safety information, and maintenance documentation.
• Ability to organize daily work, coordinate assignments, and meet schedules with limited supervision.
• Ability to communicate effectively with staff, vendors, residents, volunteers, and supervisors.
• Ability to work irregular or extended hours and accept scheduled on-call assignments during building emergencies.
• Self-motivated, able to multitask, and committed to responsible use of organizational resources.
• Ability to act in a manner consistent with the Mission of The Salvation Army.

Physical Requirements:  Employees must have the ability to sustain physical activity both indoors and outdoors and work in extreme temperatures on occasion. Work requires the ability to stand, walk, climb, kneel, bend, reach, and lift objects up to 100 pounds.  Reasonable accommodation may be made to enable individuals to perform the essential functions.

Driving: Driving is required; must possess a valid driver's license from the state in which you reside. Must be approved through The Salvation Army Fleet Safety Program to drive either a Salvation Army or personal vehicle on Salvation Army business.

Working Conditions: Work is performed both indoors and outdoors and may periodically require irregular and/or extended hours, including during weather events or facility emergencies.
