About the Role
We are seeking an experienced and highly organized Construction Project Manager to oversee residential and commercial construction projects from initial handoff through final completion and closeout.
The Project Manager will be responsible for the successful execution of assigned projects, including scheduling, budgeting, customer communication, subcontractor coordination, estimating, scope management, quality control, and documentation.
This is a hands-on position for someone who can manage multiple moving parts, communicate effectively with customers and trade partners, and take full ownership of a project from start to finish.
Project Management
•
Take full ownership of assigned projects from handoff through closeout.
•
Review estimates, scopes, contracts, and insurance approvals.
•
Identify missing or incomplete scope before construction begins.
•
Develop project execution strategies and ensure projects remain on track.
•
Prepare estimates and assist with obtaining insurance approvals.
Scheduling & Coordination
•
Develop and maintain master construction schedules.
•
Coordinate in-house crews and subcontractors.
•
Schedule inspections, material deliveries, and necessary utility services.
•
Coordinate trades to minimize downtime and keep projects moving efficiently.

Customer Management
•
Conduct project kickoff meetings and establish expectations.
•
Assist customers with material selections.
•
Maintain consistent communication throughout the project.
•
Provide regular progress updates.
•
Address customer concerns promptly and professionally.
•
Document customer decisions and approvals.
Budget & Financial Management
•
Monitor project costs and compare actual expenses against the approved budget.
•
Track labor productivity and project performance.
•
Approve material purchases and review subcontractor invoices.
•
Identify additional work and submit change orders promptly.
•
Protect project profitability and communicate financial concerns to management.
Scope & Insurance Management
•
Ensure construction remains within the approved scope.
•
Identify supplemental work and document hidden damages.
•
Prepare estimates for supplements and change orders.
•
Prevent unauthorized work from being performed.

Quality & Safety
•
Conduct routine quality-control inspections.
•
Ensure work meets company standards and manufacturer requirements.
•
Complete punch-list inspections and verify deficiencies are corrected.
•
Conduct routine safety inspections.
•
Enforce PPE and OSHA requirements.
•
Immediately address and report unsafe work or incidents.
Documentation
•
Maintain accurate daily project notes and job photographs.
•
Maintain material logs, change-order documentation, inspection reports, and delay documentation.
•
Document customer communications and project decisions.
•
Maintain complete project records through closeout.
Project Closeout
•
Conduct final customer walkthroughs.
•
Complete and resolve punch-list items.
•
Obtain customer acceptance.
•
Collect applicable warranties and completion documentation.
•
Ensure the final billing package is complete.
•
Transition completed projects into warranty.

Reporting & Communication
The Project Manager is expected to maintain clear communication with the Construction Manager and provide accurate updates on active projects, including:

Project status and current phase
•
Schedule and anticipated completion date
•
Budget and projected final costs
•
Production progress
•
Customer satisfaction and outstanding concerns
•
Material or subcontractor issues
•
Delays and potential risks
•
Scope and insurance concerns
•
Major change orders and decisions requiring management approval
Required Escalation
The Project Manager must immediately notify the Construction Manager of significant issues, including:
•
Projected budget overruns greater than 5%
•
Delays exceeding five business days
•
Customer complaints involving attorneys or insurance carriers
•
Major safety incidents
•
Failed inspections
•
Significant change orders
•
Subcontractor default
•
Water intrusion, mold, structural concerns, or code issues outside the original scope
•
Any issue that could significantly impact project profitability or the company's reputation
What We're Looking For
•
Construction project management experience
•
Strong understanding of residential/commercial construction and/or restoration
•
Xactimate experience (preferred)
•
Ability to read and understand construction scopes, estimates, blueprints and contracts
•
Strong organizational and time-management skills
•
Excellent customer-service and communication skills
•
Ability to coordinate subcontractors and internal crews
•
Strong understanding of project budgets and profitability
•
Ability to identify scope gaps and additional work
•
Strong documentation and follow-through
•
Ability to manage multiple projects and competing priorities

Hands on construction experience
•
Ability to speak and write Spanish (preferred)
