• Salary Range: $2,500 – $3,000 USD per month (commensurate with leadership experience and technical expertise)

• Timezone Alignment: Operating fully on US Eastern Time (EST/EDT) to interface seamlessly with Miami-based tenants, local housing authorities, and on-site contractors.
• Hours: Standard business hours, with the understanding that Short-Term Rental operations may occasionally require on-call availability or oversight during evenings/weekends for urgent guest or property emergencies.

We are seeking a seasoned, strong Senior Property Manager to take charge of a 100-door real estate portfolio in Miami, Florida. The portfolio consists primarily of long-term multi-family affordable housing units (Section 8), a few single-family homes, and high-maintenance Short-Term Rentals (Airbnbs). You will lead the operational team, serve as the primary bridge between the owner, tenants, and vendors, and drive overall portfolio performance. We need a proactive leader who thrives on problem-solving, operational rigor, and moving metrics forward.

• →Portfolio Management: Oversee daily operations for 100 units, managing both long-term multi-family rentals and high-touch short-term rentals (Airbnbs).
• →Team Leadership: Guide and manage the existing support staff, establishing accountability, and delegating workflows effectively.
• →Tenant & Vendor Relations: Act as the primary, high-caliber point of contact for tenant issues, maintenance coordination, contract negotiation with local suppliers, and conflict resolution.
• →Financial & Administrative Control: Oversee rent collections, coordinate housing authority processes (Section 8 compliance), and maintain rigorous records using AppFolio.

• Software Expertise: Strong, hands-on experience utilizing AppFolio property management software is highly preferred.
• Industry Experience: Direct experience managing property operations for US-based real estate companies, including specialized knowledge of Short-Term Rental (STR) dynamics and Section 8 housing authority processes.
• Communication & Presence: Fluent, authoritative English communication skills to confidently interface with contractors, vendors, and tenants.
• Language Skills: Proficiency in Spanish is a strong asset for navigating the South Florida market.
• Traits: High critical-thinking capabilities, assertive problem-solving skills, and a refusal to just pass problems up the chain of command.
