This role ensures projects are delivered on time, within budget, and in alignment with company quality standards. The position requires strong leadership, communication, and problem-solving skills to effectively coordinate teams, manage resources, and meet client expectations.

1. Develop connections in the Manufacturing, Warehousing, Industrial, and Retail sectors for all bid/spec or design/build opportunities and provide oversight for these projects with the goals of fostering a reputation for quality and value
2. Respond to client's proposal requests efficiently by maintaining a schedule that meets expectations, responding on time, and delivering what was expected
3. Perform/oversee all estimating functions in conjunction with the Estimating Manager or VP. Estimating may include all construction divisions. Write proposals tailored to meet the client’s requirements and win the work.
4. Manage, organize, and coordinate the project management functions of all assigned projects
5. Manage the buy-out process, including accurate and complete scope analysis and honest negotiations with subcontractors and vendors
6. Coordinate and champion the preconstruction process
7. Develop a Microsoft Project Schedule for each project and update the schedule regularly throughout the duration of the project
8. Understand and approve the 3-week schedule submitted by the Project Superintendent
9. Obtain the necessary permits and licenses for each project
10. Provide direct oversight to PC to manage sub-contracts, purchase orders, submittals, RFI's, warranties, and all other required processes
11. Write Change Order Requests that completely and accurately detail the subject matter for the approving parties
12. Evaluate aspects of operational costs and work towards reducing costs and expenses where possible (without sacrificing safety or quality) in order to achieve profit goals
13. Oversee accurate and timely project billings
14. Manage several customers and commercial construction projects concurrently
15. Conduct regular on-site project meetings with architects and owners as appropriate for each project—this may also include subcontractors and others involved. We will provide support and training as you develop this capacity.
16. Provide oversight for the superintendent assigned to each project
17. Coordinate with the site superintendent to oversee all aspects of the Speedwell Safety Program for each project
18. Conduct or participate in all necessary Hand-off Meetings, Start-up Meetings, and Wrap-up Meetings

Responsibilities
~1 min readThis position is responsible for orchestrating and supervising a construction project from its sale through final construction. The employee may also serve as a coach or resource for other positions in the company.
The project manager will divide their time between working in an active office environment, visiting job sites, and attending various meetings. Personal protective equipment and other safety gear must be used as required in certain situations.
While attending job sites, the project manager may be required to climb ladders, cross uneven ground, and drive. The employee spends a portion of their day using office equipment, which may cause eye or muscle strain. The employee will occasionally need to lift some of the office equipment, supplies, and materials (15 lbs.).
This is an exempt, full-time position. The employee is expected to work 40 hours per week, but may also have to work evenings or weekends as required. The hours of work are Monday through Friday.
The project manager is required to travel to job sites regularly and frequently meet with current and potential customers. The employee will occasionally travel for educational training.
-High School Diploma or equivalent
-Working knowledge of the construction processes, building codes, and safety regulations
-Basic understanding of Information Technology
-5+ years of experience in some form of Construction
Nice to Have
~1 min read-Four (4) year degree in a construction-related curriculum.
-Construction project management skills
-OSHA 10-hour certification.
-Ability to read, write, and understand contract language, contract drawings, and contract specifications
-Ability to schedule projects through Microsoft Project
-Experience with construction-related software (i.e., BlueBeam, Viewpoint, Revit, or Microsoft Project).
The employee must be able to pass a pre-employment drug screening and Motor Vehicle Record review. The employee must have a current driver’s license.
