Position Summary: UpEquity Title is seeking an experienced, licensed Escrow Officer to join our close-knit title operation. In this role, you will work directly alongside senior leadership to support the full transaction lifecycle — from order opening through post-closing.
This is a collaborative, hands-on position within a small team. You will be expected to operate with a high degree of professionalism and independent judgment, while partnering closely with the Senior Escrow Officer on complex transactions, escalations, and workflow execution.
Key Responsibilities:
Transaction Processing
- Order Opening: Initiate and organize new files in Qualia, compile initial documentation, and ensure each file is set up for a clean, efficient workflow.
- Title Review: Receive and review title search results from our third-party examination team; analyze the chain of title and flag any issues or clouds for resolution.
- Schedule C Clearance: Review and work to clear Schedule C requirements, coordinating curative items with appropriate parties.
- Third-Party Orders: Order payoffs, HOA estoppels, surveys, and tax certificates as needed to satisfy title requirements in a timely manner.
- File Documentation: Maintain thorough, up-to-date file notes and documentation throughout the transaction lifecycle, ensuring each file is audit-ready at any point.
Closing Coordination
- Communication: Serve as a professional point of contact for clients, real estate agents, lenders, and other parties; provide accurate status updates and coordinate document flow throughout the closing process.
- Closing Preparation: Prepare and review closing packages, coordinate signing appointments, and confirm all documentation is complete and accurate prior to closing.
- Collaboration: Work in close partnership with the Senior Escrow Officer to manage pipeline, address transaction issues, and ensure a consistent, high-quality closing experience.
Post-Closing & Disbursements
- Disbursement: Execute all post-closing disbursement tasks accurately and on time, including check issuance and wire transfers to all applicable parties.
- Document Recording: Prepare and submit required documents for recording with the appropriate county or recording authority; monitor for confirmation and resolve any rejections promptly.
- Loan Package Shipment: Package and deliver signed loan documents and closing packages to lenders in accordance with lender-specific guidelines.
- Trailing Documents: Coordinate the receipt and distribution of trailing documents, including recorded deeds, deeds of trust, and lien releases; update the file and forward originals to the appropriate parties.
- Compliance & Record-Keeping: Ensure all post-closing activity is documented in accordance with company policy and applicable state regulations, with particular attention to escrow accounting and financial record integrity.
Qualifications:
Required
- Minimum 7 years of experience as a licensed Escrow Officer in Texas (Plus if licensed in other states)
- Active Escrow Officer license
- Comprehensive working knowledge of the title and escrow process, from order opening through post-closing
- Demonstrated ability to manage escrow files independently, including closing preparation, funding, disbursement, and recording
- Proficiency in Qualia title and escrow software
- Proficiency in Google Workspace (Docs, Sheets, Drive, Gmail)
- Strong written and verbal communication skills with a professional, service-oriented approach
- Exceptional attention to detail, organizational skills, and ability to manage multiple active files simultaneously
Preferred
- Multi-state title and escrow experience, particularly as UpEquity Title continues to expand its national footprint
- Familiarity with startup or growth-stage company environments and comfort with evolving processes and systems
- Additional training or certification in title insurance, escrow, or real estate
