  • Identify underperforming assets, unit types, floor plans, or inventory segments and develop corrective pricing strategies.
  • Prepare recurring portfolio reports, forecasts, and recommendations for leadership.
  • Measure the effectiveness of pricing and promotional decisions and adjust strategies based on results.
  • Partner with onsite property teams to gather customer insights, leasing feedback, and market intelligence to enhance customer experience and support portfolio performance.
  • Monitor competitor pricing, concessions, and promotional strategies to maintain a comprehensive understanding of local market conditions and support competitive pricing decisions.
  • Conduct regular competitor visits and market shops across assigned regions to evaluate positioning, amenities, customer experience, and pricing strategies.
  • Support short- and long-term revenue, occupancy, and leasing forecasts for assigned properties.
  • Anticipate market shifts, seasonal trends, supply changes, and competitive pressures that may affect portfolio performance.
  • Review online property positioning, pricing, availability, concessions, and marketing content for accuracy and alignment with revenue strategies; coordinate necessary updates with Marketing and property teams.
  • Manage and implement unit differentiation strategies to optimize unit-level pricing, inventory accuracy, and revenue performance.
  • Oversee renewal review processes, balancing revenue optimization, resident retention, and customer experience.
  • Maintain confidentiality when handling financial, operational, employee, and business information.
  • Exercise sound judgment when interpreting data and communicating sensitive portfolio performance concerns.
  • Collaborate with Marketing, Accounting, Training & Development, Operations, Construction, Asset Management, and other teams to address portfolio performance opportunities and ensure alignment across functions.
  • Partner with Construction and Asset Management teams to provide market-driven insights and competitive analysis that inform design decisions, amenity enhancements, and capital improvement projects.
  • Serve as the primary revenue management partner for assigned Regional Directors, Regional Managers, and property teams.
  • Develop a deep understanding of assigned markets, submarkets, customer demand, seasonality, and competitive conditions.
  • Build strong working relationships with onsite and regional leaders to drive adoption of revenue management strategies.
  • Provide coaching and education to property teams regarding pricing strategy, market positioning, concessions, and renewal decisions.

Requirements

  • Bachelor’s degree or higher; business or related major preferred.
  • Multifamily housing experience strongly preferred.
  • Proficiency in Microsoft Excel, including the ability to analyze and organize large data sets; experience with revenue management, property management, business intelligence, or pricing platforms preferred.
  • Valid driver’s license and reliable transportation required. The position requires regular travel to properties and markets throughout the assigned region.
  • Ability to regularly visit apartment communities, which may include walking properties, entering apartment homes, climbing stairs, and working indoors and outdoors in varying weather conditions.
  • Demonstrated professionalism, sound judgment, credibility, and the ability to build productive relationships with property and regional leadership.
  • Highly organized and self-directed with excellent follow-through.
  • Strong analytical thinking and ability to interpret financial and operational data.
  • Strong written and verbal communication skills with a team-oriented mindset.
  • Regular regional travel, including overnight travel, is required.
