Dayton Ohio Regional Property Manager

This role will oversee a moderate portfolio, driving operational excellence, financial performance, and exceptional resident experiences. This is a highly visible leadership role with direct impact on portfolio success.

• Travel required: Travel will be required to all properties within the portfolio:
• Properties include:
  Lakeview Senior Apartments - Beavercreek, Ohio
  Sycamore Creek Senior Apartments - Miamisburg, Ohio
  Kings Pointe Senior Apartments - Sylvania, Ohio
  Simmons Crossing Senior Apartments - Rossford, Ohio
  The Willows Senior Apartments - Belleville, Michigan
  Taylor Crossing Senior Apartments - Auburn Hills, Michigan
  Eastland Court Senior Apartments - Independence, Missouri (Remote coverage)
• Monthly vehicle stipend and company gas card provided to support travel requirement

The Regional Property Manager is responsible for overseeing all aspects of multi-site operations including financial performance, occupancy, team leadership, and compliance. This individual will partner closely with senior leadership to implement strategies that improve performance, strengthen teams, and enhance resident satisfaction.

• →Oversee operations across multiple senior living communities
• →Drive occupancy, revenue growth, and overall portfolio performance
• →Ensure consistency in service delivery and operational standards
• →Execute strategic initiatives to improve performance and efficiency

• Manage budgets and control expenses across properties
• Analyze P&L statements, occupancy trends, and financial reports
• Identify opportunities to increase NOI and improve cost efficiency
• Support forecasting and annual budgeting processes

• Lead, coach, and develop on-site leadership teams
• Support recruiting, hiring, and retention efforts
• Promote accountability, engagement, and high performance
• Provide ongoing performance feedback and development

• Ensure compliance with company policies and regulatory requirements
• Maintain adherence to fair housing and senior living standards
• Conduct audits and ensure operational consistency across sites

• Conduct regular property inspections and site visits
• Oversee unit readiness and turnover timelines
• Review resident files for accuracy and compliance
• Manage vendor relationships and contract performance

• 5+ years of experience in multifamily property management (multi-site required)
• 3+ years of experience leading a team of Property Managers
• Strong financial acumen with experience managing budgets and P&Ls
• Proven leadership experience across multiple locations
• Excellent communication, leadership, and problem-solving skills
• Ability to work independently and make sound business decisions
• Strong organizational and time management skills
• Proficiency in Microsoft Office; property management software experience preferred
