  • Performs general maintenance skills necessary for diagnosing and repairing buildings and equipment on property.
  • Change light bulbs, switch plate covers, replace filters and switch out HVAC units in tenant suites.
  • Performs preventative maintenance as assigned.
  • Troubleshoots maintenance calls and performs basic repairs or reaches out for assistance when issues are beyond scope of one's capabilities.
  • Reports any unusual occurrence and or damage that may have taken place that is observed while on duty.
  • Performs project work as assigned.
  • Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
  • Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
  • Anticipate tenant needs, respond promptly, and efficiently.
  • Maintain positive tenant relations at all times.
  • Resolve tenant complaints, ensuring tenant satisfaction.
  • Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
  • Receive daily work assignments from Chief Engineer/Supervisor and review priorities and special projects.
  • Organize materials, tools, and equipment to perform daily assignments.
  • Maintain timelines and work schedule in accordance with the preventive maintenance program.
  • Check work orders for any problems. Make rounds checking problem areas and note any information needed or safety concerns in the building.
  • Schedule work in accordance with preventive maintenance program.
  • Perform electrical work orders: a) Replace light switches, b) Reset circuit breakers, c) Replace wall plug receptacles, d) Replace fluorescent light bulbs and ballast, e) Replace electrical solenoid valve/switch, f) Replace small motors, g) Use test equipment, ohmmeter, voltage tester, and amp probe.
  • Perform plumbing work orders: a) Unplug sinks, toilets, garbage disposals, and drain lines, b) Repair or replace valves, gate, globe, ball, and solenoid valves/switch, c) Replace washer, gaskets, vacuum breakers, and toilet seals, d) Work with different types of pipe including conduit, copper, black, cast iron, and pipe hangers.
  • Perform Preventive Maintenance work orders: a) Change air-conditioning filters per change schedule for multiple unit types, b) Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary, c) Change or repair locks as needed, d) Cut and mark keys for tenant key inventory, e) Check and test-run emergency generator weekly.
  • Perform general maintenance to tenant suites and common areas.
  • Assist electrician, carpenter, plumber, and painter in all phases of repair work.
  • Assist other engineering personnel as instructed by supervisor in regard to routine and preventive maintenance.
  • Maintain cleanliness and organization of the work area to include: a) Inventories, b) Requisitions (receipt and storage), c) Trash removal and clean up.
  • Maintain the proper use, cleaning, maintenance, and storage of all tools.
  • Handle chemicals for designated uses/surfaces.
  • Ensure security of any assigned keys.
  • Assist with any special projects assigned.
  • Attend designated department and staff meetings.
  • Recommend energy saving ideas.
  • Recommend safety ideas; participates in fire prevention and other life safety programs.
  • Wipe down walls, clean, and paint as needed.
  • Handle small construction supervision and scheduling
  • Other duties as assigned.
  • High School Diploma or Equivalent
  • Ability to understand and follow through with instructions
  • Have an eye for detail
  • Excellent communication skills
  • Ability to work well both independently and in a team environment
  • Mechanically inclined and have the ability to be trained.
  • Basic electrical experience.
  • Working knowledge of all electrical supplies and equipment.
  • Knowledge of proper chemical handling and disposal.
  • Working knowledge of: a) health codes, b) electrical codes, c) national/local fire codes, d) local mechanical codes, e) blue prints and wiring schematics, f) power and hand tools, meters, etc. as it relates to the technical trades
  • Provide legible communication and directions.
  • Compute math calculations.
  • Ability to: a) Interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property, b) Be well organized and follow instructions, c) Focus attention on details, d) Work cohesively with co-workers as part of a team.
  • Satisfactorily communicate with tenants, management, and co-workers to their understanding.

Desirable:

  • High school graduate or equivalent vocational training.
  • Fluency in job related English, both verbal and non-verbal.
  • Certification or completion of seminars for specialized training.
  • Ability to perform basic carpentry skills.
