On-site Maintenance Technician

Associa is looking for an On-Site Maintenance Tech to join our team. The On-Site Maintenance Technician is responsible for performing routine maintenance, minor repairs, preventative maintenance, and general upkeep of the Association's common areas, facilities, and designated exterior components of homes. This position requires a dependable, organized, and service-oriented individual who takes pride in maintaining the community to a high standard. The Maintenance Technician works under the direction of the General Manager and is expected to proactively identify maintenance concerns, communicate findings, and assist in keeping Association property safe, functional, clean, and well maintained. 

General Maintenance & Repairs 

• →Inspect common area facilities and Association-maintained components regularly and perform minor repairs as needed. 

• →Identify day-to-day maintenance needs throughout the community and report findings, concerns, and recommended repairs to the General Manager. 

• →Perform minor electrical maintenance within the scope permitted for the position, including changing lightbulbs, replacing batteries, and replacing or installing smoke alarms and similar devices. 

• →Perform minor plumbing repairs within the clubhouse and other Association facilities, such as addressing minor leaks, replacing fixtures or components, and other basic repairs. 

• →Perform minor exterior stucco patching and repairs to Association-maintained portions of homes and common area structures. 

• →Perform minor repairs and adjustments to gates, doors, hardware, fixtures, signage, and other common area elements. 

• →Promptly report repairs requiring a licensed contractor or specialized vendor to the General Manager. 

Painting & Property Appearance 

• →Complete minor exterior painting and touch-up projects on Association-maintained portions of homes. 

• →Paint and touch up clubhouse interiors and exteriors, retaining walls, gates, common area structures, and other Association-maintained components as assigned. 

• →Prepare surfaces appropriately before painting and maintain a clean and professional work area. 

• →Assist with maintaining the overall appearance of the community and identify areas requiring repair, cleaning, painting, or other attention. 

Facilities & Common Areas 

• →Regularly clean sport courts and surrounding areas. 

• →Maintain exterior clubhouse areas, walkways, patios, entrances, and other designated common areas. 

• →Empty and properly dispose of trash and recyclable materials from Association facilities and designated common areas. 

• →Inspect clubhouse facilities, sport courts, gates, lighting, furnishings, and other common area elements for damage, wear, or potential safety concerns. 

• →Assist with minor setup, breakdown, or maintenance needs related to Association facilities and community functions as directed. 

Preventative Maintenance 

• →Recommend preventative maintenance programs and schedules to the General Manager for Association facilities, equipment, and common area components. 

• →Perform scheduled preventative maintenance tasks as assigned. 

• →Maintain records or checklists of completed maintenance activities when requested. 

• →Monitor frequently serviced components for signs of deterioration or recurring problems and promptly communicate concerns to the General Manager. 

• →Assist management in identifying repairs that should be addressed before they become larger or more costly maintenance issues. 

Tools, Equipment & Maintenance Areas 

• →Maintain maintenance workspaces, storage areas, and maintenance shop areas in a clean, safe, and organized condition. 

• →Properly care for, clean, store, and maintain Association-owned tools and equipment. 

• →Monitor maintenance supplies and notify the General Manager when materials, tools, or replacement supplies are needed. 

• →Use Association equipment and supplies responsibly and in accordance with established safety procedures. 

Communication & Professionalism 

• →Maintain regular communication with the General Manager regarding completed work, outstanding repairs, maintenance concerns, and recommended improvements. 

• →Interact professionally and courteously with homeowners, residents, staff, Board members, vendors, and guests. 

• →Direct homeowner requests, complaints, or matters requiring management decisions to the General Manager rather than making commitments on behalf of the Association. 

• →Maintain appropriate confidentiality regarding Association and homeowner matters. 

• →Represent the Association in a professional manner while working throughout the community. 

Safety & Vendor Coordination 

• →Follow appropriate workplace safety practices and manufacturer instructions when using tools, equipment, ladders, chemicals, and maintenance materials. 

• →Immediately report unsafe conditions, property damage, emergencies, or potential hazards to the General Manager. 

• →Recognize when work exceeds the scope of routine maintenance and requires a licensed, certified, or specialized contractor. 

• →Provide reasonable on-site assistance to Association vendors and contractors when directed by the General Manager. 

• →Previous experience in property maintenance, facilities maintenance, construction, handyman services, or a related field preferred. 

• →General working knowledge of basic plumbing, electrical, painting, stucco repair, carpentry, and property maintenance. 

• →Ability to safely operate common hand and power tools. 

• →Strong organizational and time-management skills. 

• →Ability to work independently, prioritize assignments, and identify maintenance needs without constant supervision. 

• →Strong attention to detail and pride in maintaining a clean and attractive community. 

• →Professional communication and customer-service skills. 

• →Ability to understand and follow verbal and written instructions. 

• →Valid driver's license and reliable transportation, if required by the Association. 

• →Ability to perform the physical requirements of the position safely.
