The Assistant Maintenance Manager,, a mid-rise community in the heart of Rockville, MD, supports the daily operations and leadership of the engineering and maintenance team. This role is responsible for helping ensure the safe, efficient, and cost-effective operation of building systems and equipment while delivering best-in-class service to residents. Working alongside the Maintenance Manager, the Assistant Maintenance Manager helps oversee the property’s maintenance program, coordinate repairs, and support the goal of maintaining 100% uptime in all building operations. 

  • Deliver Class A customer service by building strong relationships with residents and going above and beyond to meet their needs.
  • Protect and enhance the value of the property by ensuring all building systems and facilities are well-maintained.
  • Assist with supervising Maintenance Technicians, including assigning work orders, scheduling apartment turnovers, and monitoring completion.
  • Coordinate with vendors and contractors in the Maintenance Manager’s absence.
  • Perform preventative maintenance on apartments, amenity spaces, and building equipment.
  • Complete repairs, maintenance, and cleaning of both interior and exterior areas of the property.
  • Participate in an on-call service rotation to handle after-hours emergencies.
  • Troubleshoot and perform repairs in electrical, HVAC, plumbing, carpentry, masonry, and appliances.
  • Repair and maintain property structures including sinks, showers, cabinetry, appliances, doors, walls, and exteriors.
  • Prepare apartments for new resident move-ins to ensure luxury standards are met.
  • Maintain, repair, and replace HVAC systems as needed.
  • Perform grounds maintenance including sweeping, trash removal, and light landscaping.
  • Support additional duties as assigned to ensure smooth operations of the community.

Requirements

  • High school diploma or equivalent required.
  • EPA 608/CFC Certification required.
  • Valid driver’s license required.
  • Strong technical knowledge of HVAC, electrical, and plumbing systems within multi-family housing or mid- to large-scale facility operations.
  • Highly credible, trustworthy, and operates with integrity.

  • Work under variable temperature conditions (or extreme heat or cold), under variable noise levels, outdoors/indoors, around fumes and/or hazards, around dust and/or mite hazards, around chemicals and bio-hazards
