The Senior Director, Real Estate & Development will lead real estate strategy, site selection, construction, lease administration, and facilities operations across a rapidly expanding, multi-state network of healthcare clinics. This senior leadership role is responsible for turning growth plans into operational locations while balancing speed, cost efficiency, quality, compliance, and long-term portfolio performance. You will oversee the full development lifecycle, from market analysis and lease negotiations through design, construction, commissioning, and opening readiness. Working closely with executive leadership and cross-functional teams, you will establish scalable processes, performance metrics, and governance structures that support sustainable expansion. You will also manage internal teams and external partners, optimize existing facilities, and mitigate portfolio risks. This hybrid/remote opportunity requires approximately 40–50% travel to markets, construction sites, and operating clinics, offering the chance to shape the physical infrastructure of a growing healthcare organization.

Develop and execute the real estate and facilities strategy, including long-term roadmaps, operating plans, budgets, decision-making processes, and executive reporting in partnership with Finance and senior leadership.

Lead market planning, site identification, due diligence, financial analysis, letters of intent, lease negotiations, renewals, expansions, relocations, dispositions, and portfolio optimization.

Oversee end-to-end clinic development, including design, permitting, landlord coordination, construction, furniture, fixtures and equipment, technology dependencies, commissioning, handover, and opening stabilization.

Build scalable infrastructure for real estate and development operations, including facility prototypes, playbooks, standard operating procedures, project controls, dashboards, stage gates, cost benchmarks, quality standards, and performance metrics.

Improve the speed, cost efficiency, predictability, and quality of new clinic openings while maintaining effective oversight of project schedules, budgets, risks, and change orders.

Oversee facilities operations, including maintenance standards, work-order management, vendor performance, landlord relationships, inspections, permits, business licenses, certificates of insurance, annual fire inspections, and fire and life-safety requirements.

Ensure compliance with applicable laws, lease obligations, internal standards, OSHA guidelines, accessibility requirements, licensing-related facility needs, and other relevant regulatory requirements.

Manage lease administration and portfolio controls, including critical dates, rent and common-area maintenance reconciliations, landlord charge audits, tenant improvement allowance collection, capital planning, forecasting, and risk mitigation.

Partner with Operations, Clinical, Growth, Credentialing, Payer Relations, Compliance, IT, People, Legal, and Finance to coordinate construction, licensing, payer enrollment, hiring, technology, staffing, and billing readiness for new locations.

Recruit, lead, develop, and hold internal team members and external partners accountable, including brokers, architects, engineers, contractors, project managers, consultants, landlords, and service providers.

Monitor key performance indicators, including opening timelines, project costs, pipeline coverage, facilities response times, preventive maintenance completion, stakeholder satisfaction, and lease administration accuracy.

Maintain sufficient site pipeline coverage to support annual opening targets and future market priorities while ensuring disciplined execution and long-term portfolio health.
Requirements

Bring 8+ years of progressively responsible experience across corporate or healthcare real estate, multi-site development, construction, and facilities operations, including at least 3 years managing people or programs.

Demonstrate success building and scaling real estate and facilities functions within a growth-oriented, multi-state organization.

Have a proven track record in site selection, lease transactions, design and construction programs, capital planning, and portfolio optimization, including delivering 15 or more new locations annually in a relevant multi-site environment.

Possess strong knowledge of commercial lease structures and landlord negotiations, including tenant improvement allowances, free rent, work letters, renewal and expansion options, assignment and change-of-control rights, and contractual risk provisions.

Bring experience coordinating complex facility development projects and managing schedules, budgets, contractors, vendors, and multiple stakeholders.

Experience with outpatient healthcare, pediatric, education, or childcare facilities is strongly preferred, particularly familiarity with licensing, zoning, life-safety, ADA accessibility, environmental, workplace-safety, and facilities compliance requirements.

Demonstrate experience collaborating with Operations, Clinical, Finance, Legal, Compliance, IT, Credentialing, Payer Relations, and People teams to deliver successful site openings.

Experience in private equity-backed or high-growth organizations, including real estate due diligence and acquisition integration, is preferred.

Have experience leading internal teams and managing external brokers, architects, contractors, project managers, consultants, landlords, and service providers.

Hold a bachelor's degree in Real Estate, Business, Finance, Engineering, Construction Management, Architecture, or a related field.

An advanced degree or professional credential such as an MBA, CCIM, PMP, or FMP is preferred.

Be comfortable traveling approximately 40–50% of the time to markets, construction sites, and operating clinics, and hold a valid driver's license.

Be prepared to visit active construction sites and occupied clinics, including walking, climbing stairs, standing for extended periods, and using appropriate safety equipment.

Demonstrate strong leadership, financial and analytical judgment, organizational discipline, cross-functional communication, and the ability to balance urgency with quality, compliance, and cost control.
