The Director of Operations is responsible for the overall success and profitability of our OneAddress infill operations. This role oversees the project lifecycle from homesite acquisition and due diligence through site preparation, construction, sales coordination, customer relations, and operational performance. The position requires strong leadership, business acumen, and the ability to effectively manage multiple stakeholders while ensuring project objectives are achieved.
Responsibilities
~2 min read- →Direct all phases of infill operations, maintaining profit and loss responsibility for all OneAddress homes.
- →Lead homesite acquisition due diligence activities, including zoning review, utility availability, feasibility studies, market analysis, budgeting, and profitability assessments.
- →Coordinate and oversee product positioning, including architecture, home features and specifications, lot fits, pools, landscaping, and plan modifications.
- →Represent Toll Brothers with municipal authorities and maintain effective relationships with local officials and agencies.
- →Prepare project reviews, forecasts, reports, and other operational analyses for leadership.
- →Manage governmental approvals, permitting, and regulatory requirements with municipalities and other agencies.
- →Oversee all construction operations, including staffing, contractor and supplier management, scheduling, quality control, production pacing, and cost management.
- →Develop and maintain project budgets cost control procedures, P&L analysis, approving expenditures related to pre-construction, construction, and marketing activities.
- →Coordinate with Sales and Marketing teams regarding pricing strategies, option pricing, advertising initiatives, digital assets, and sales operations.
- →Maintain awareness of market conditions, competitive activity, and trends impacting infill operational performance.
- →Serve as a key point of contact for homeowner relations, post-settlement customer service matters, and any homeowner association interactions.
- →Supervise Construction Managers, Assistant Project Managers, Sales Managers, external sales brokers, and other project personnel as assigned.
- →Travel to project sites, municipal meetings, and company locations as required.
- →All other duties as assigned.
Requirements
~1 min read- Demonstrated leadership skills with the ability to effectively supervise, develop, and motivate teams.
- Strong knowledge of residential construction within built-up and established urban or suburban neighborhoods, homebuilding operations, and construction management.
- Proven ability to manage complex projects involving multiple stakeholders, budgets, schedules, and regulatory requirements.
- Strong financial and analytical skills, including budgeting, forecasting, cost control, and profitability management.
- Excellent communication, negotiation, and relationship-building skills with customers, contractors, government officials, and both internal and external business partners.
- Bachelor’s degree in Construction Management, Engineering, Business, Real Estate, or a related field, or equivalent experience.
- Minimum 5 years of residential construction or community production management experience.
- Working knowledge of residential development processes, municipal approvals, construction operations, and budgeting.
- Ability to effectively manage multiple projects and priorities simultaneously.
- Work in office 4-days per week. Additional in office days vary per Division/Department
