We are seeking an experienced Commercial Construction Project Manager to oversee projects from initial planning through final closeout. This role is responsible for managing all phases of construction while maintaining project budgets, schedules, quality standards, and client satisfaction.

Projects typically include commercial and institutional construction valued at $2 million or less and may be delivered through IDIQ, lump-sum, or fast-track contracts. The Project Manager will coordinate subcontractors while also managing self-performed work when required.

  • Manage construction projects from estimating and preconstruction through project completion and closeout.
  • Coordinate project planning, contract negotiations, procurement, budgeting, scheduling, and financial management.
  • Meet with owners, architects, engineers, subcontractors, and other project stakeholders to define project requirements and resolve issues.
  • Obtain and manage required permits and regulatory approvals when applicable.
  • Visit active job sites to monitor safety, quality, cleanliness, and overall project progress.
  • Prepare and negotiate project estimates, proposals, and change orders.
  • Develop and maintain project schedules using Primavera P6 or Microsoft Project.
  • Monitor schedule performance, identify impacts to the critical path, and document time extension requests when necessary.
  • Work closely with field leadership to develop and communicate short-term look-ahead schedules.
  • Determine the most effective approach for subcontracted and self-performed work.
  • Negotiate contracts, subcontracts, and purchase orders.
  • Identify project risks early and implement effective solutions.
  • Lead project meetings and maintain accurate documentation.
  • Manage project controls, including submittal logs, change order logs, and related tracking documents.
  • Monitor project budgets and ensure accurate cost management throughout the project lifecycle.
  • Prepare monthly owner pay applications and coordinate timely vendor payments in accordance with contract requirements.
  • Ensure compliance with contract documents, building regulations, and applicable legal requirements.
  • Support quality control, safety, and environmental compliance programs.
  • Coordinate with internal departments, including Accounting, Human Resources, and other support teams.
  • Manage substantial completion, punch list activities, and final project closeout.
  • Participate in industry networking opportunities and ongoing professional development.
  • Bachelor's degree in Engineering or Construction Management with 4–7 years of experience working for a commercial or industrial general contractor, or at least 10 years of directly related construction management experience without a degree.
  • Experience estimating and managing both subcontracted and self-performed construction work.
  • Strong understanding of commercial and institutional construction methods, renovation projects, and related site work.
  • Proficiency with spreadsheets, email, scheduling software, and other construction management applications.
  • Ability to safely lift up to 50 pounds.
  • Ability to walk active construction sites, climb ladders and stairs, and perform regular field inspections.
  • Valid driver's license with a clean driving record.
  • 1–3 years of government contracting experience.
  • Current OSHA 30, First Aid, and CPR certifications.
  • Current Construction Quality Control (CQC) certification issued by USACE/NAVFAC.
  • Professional credentials such as Associate Constructor (AC), Certified Professional Constructor (CPC), or Professional Engineer (PE) in good standing.
