This position creates processes and performs physical inventory counts on job sites and at facilities. The Maintenance Technician is responsible to complete assigned preventive maintenance and reactive maintenance repairs requiring mechanical, plumbing, electrical, instrumentation, HVAC and other equipment, systems or structures. Performs daily, weekly and monthly rounds and inspections. Responds to spills and other emergency situations, performing tasks necessary for the wellbeing and protection of the environment, property and occupants, in accordance with contractual obligations. Participates in training directed at increasing job-related skills and assists in training of other employees as directed.   • Perform preventive maintenance on facility equipment and building systems.
  • Troubleshoot, repair, and maintain HVAC, electrical, plumbing, mechanical, and related facility systems.
  • Respond to work orders and service requests in a timely manner.
  • Inspect facility equipment to identify safety hazards, operational deficiencies, or maintenance needs.
  • Repair or replace pumps, motors, valves, filters, belts, bearings, lighting fixtures, and other building components.
  • Conduct routine inspections of HVAC equipment, air handlers, boilers, chillers, and associated systems.
  • Maintain interior and exterior building infrastructure in safe working condition.
  • Perform minor carpentry, painting, drywall, flooring, and general building repairs.
  • Utilize computerized maintenance management systems (CMMS) to document work performed and maintain maintenance records.
  • Support emergency response activities and after-hours maintenance as required.
  • Assist with equipment installations, renovations, and facility improvement projects.
  • Ensure compliance with OSHA regulations, safety procedures, and company policies.
  • Maintain inventory of tools, equipment, and maintenance supplies.
  • Work collaboratively with facility managers, engineering personnel, contractors, and vendors.
  • Requirements

  • Frequently stand, walk, climb ladders, bend, kneel, and reach.
  • Lift and carry up to 50 pounds regularly.
  • Work in mechanical rooms, rooftops, confined spaces, and varying weather conditions.
  • Ability to respond to emergency maintenance situations as needed.

  • High School Diploma or GED required.
  • Technical school, vocational training, or military maintenance experience preferred.
  • 2+ years of facility maintenance, industrial maintenance, building maintenance, or mechanical repair experience required.
  • Experience maintaining commercial buildings, healthcare facilities, manufacturing environments, distribution centers, or educational facilities preferred.
  • Working knowledge of HVAC, electrical, plumbing, mechanical, and general building systems.
  • Experience using hand tools, power tools, testing equipment, and diagnostic devices.

  • Knowledge of the following systems is preferred:

  • HVAC equipment and controls
  • Electrical systems up to 480V
  • Plumbing and piping systems
  • Pumps and motors
  • Air compressors
  • Building automation systems (BAS/BMS)
  • Boilers and chillers
  • Conveyor systems
  • Preventive maintenance programs
  • CMMS software platforms
  • Life safety systems

  • Strong troubleshooting and problem-solving skills
  • Ability to read blueprints, schematics, and technical manuals
  • Excellent communication and customer service skills
  • Ability to work independently with minimal supervision
  • Strong attention to detail
  • Ability to prioritize multiple work orders and deadlines
  • Commitment to workplace safety and compliance
