Job Summary
To provide specialist commercial property valuation expertise to Commercial Property Finance, ensuring that all valuation activities support prudent lending decisions, comply with internal credit and risk policies, and adhere to International Valuation Standards (IVS), SACPVP requirements, and industry best practice.The role is responsible for managing regional valuation activities, providing technical leadership to internal stakeholders, overseeing external valuation service providers, and delivering accurate and timely valuation opinions to support credit, portfolio monitoring, risk management, and strategic decision-making.
- Conduct and review complex commercial property valuations for lending, risk management, portfolio monitoring and investment purposes.
- Provide independent, objective and technically sound valuation opinions.
- Review valuation assumptions, methodologies, market evidence and conclusions.
- Ensure consistency and quality of valuation outcomes across the region.
- Act as technical subject matter expert for property valuation matters.
- Provide valuation support to credit teams and decision-makers.
- Assist with the assessment of lending transactions involving commercial property security.
- Identify and communicate valuation risks which may impact credit decisions.
- Participate in credit discussions and provide specialist property market insights.
- Support internal risk, audit and regulatory reviews.
- Manage and oversee the approved external valuer panel.
- Monitor service provider performance against agreed SLAs and quality standards.
- Assess valuation quality, consistency and turnaround times.
- Lead periodic panel reviews and recommend panel appointments or removals.
- Ensure compliance with:
- International Valuation Standards (IVS);
- SACPVP requirements;
- Internal valuation policies and standards;
- Credit and risk frameworks;
- Regulatory requirements.
- Maintain robust valuation governance and control processes.
- Monitor local and national property market trends.
- Analyze economic, sectoral and market developments impacting property values.
- Identify emerging risks and opportunities within the property portfolio.
- Provide monthly and quarterly Management Information (MI) and valuation reporting.
- Produce portfolio valuation trend analysis and market intelligence.
- Monitor regional valuation performance against relevant KPIs and SLAs.
- Build and maintain strong relationships with:
- Credit teams;
- Relationship executives;
- Risk teams;
- Legal teams;
- External valuers;
- Senior management.

Requirements
~1 min read- Bachelor's Degree or National Diploma in Property Valuation, Property Studies, Real Estate, Land Economics, or a related property discipline.
- Postgraduate qualifications in related fields would be an added advantage
- Registered as a Professional Associated Valuer (PAV) or Professional Valuer (PV) with the South African Council for the Property Valuers Profession (SACPVP).
- Minimum 8-10 years' commercial property valuation experience.
- Strong experience Valuing:
- Office properties
- Retail properties
- Industrial properties
- Mixed-use developments
- Residential investment properties
- Specialized properties
- Commercial Property Finance Environment; Commercial Bank; Listed property fund; Major valuation practice.
- Experience supporting property-backed lending and credit assessment processes.
