Job Summary

We are seeking independent Inspectors to support HUD-insured multifamily housing projects. Inspectors conduct monthly, quarterly, and warranty inspections of new construction multifamily projects, verifying that work progresses according to the approved construction schedule, Schedule of Values, and HUD requirements. This is a flexible, project-based 1099 role paid at $450+ per completed inspection, depending on the travel distance between the inspection site and your home.
Each inspection typically takes less than 2 hours to complete, with a total time commitment of approximately 3 hours or less excluding travel. This is an observation and reporting role and does not involve directing contractors, supervising construction, or performing code enforcement. Paid training on our inspection process and software is provided.

  • Conduct site walkthroughs to evaluate progress against the approved construction schedule and Schedule of Values
  • Review draw requests, pay applications, progress reports, and supporting documentation in relation to work completed
  • Identify schedule delays, project risks, and warranty deficiencies, and document the cause and recovery plan if a project falls 10% or more behind schedule
  • Conduct Davis-Bacon prevailing wage interviews and verify worker classifications when required
  • Document findings accurately in our inspection software, VertexPlans, including captioned photos, deficiencies, and required follow-up actions
  • Prepare and submit complete, timely inspection reports that meet HUD and company requirements

Required Skills and Abilities

  • Thorough understanding of multifamily construction and construction progress monitoring
  • Familiarity with HUD inspection standards and Davis-Bacon requirements preferred
  • Strong attention to detail and objectivity
  • Solid written reporting and verbal communication skills
  • Comfort using digital reporting tools and photo documentation
  • Ability to manage a flexible schedule and meet project deadlines independently

Education and Experience

  • Minimum 4 years of multifamily inspection experience, including site inspections, construction progress monitoring, and project documentation
  • Experience inspecting new construction multifamily projects, such as apartment complexes, through all phases from pre-pour to final inspection is required
  • Relevant experience may include NSPIRE, HUD, REAC, building, code, combination, or construction inspection, or architectural services
  • Applicants must provide at least 5 relevant new construction multifamily projects, including project location, unit count, dates, role, and responsibilities, for SF330 approval with HUD
  • Valid driver’s license and reliable transportation

Physical Requirements

  • Standing, walking, and moving through construction sites and buildings for up to 2 hours per inspection
  • Ability to climb stairs and access attics, crawl spaces, roofs, or mechanical areas as needed

  • Periods of working on a computer or mobile device to complete reports
